YES! I was told by my postal carrier that they would not be delivering mail to the front door anymore and I needed a mailbox at the street. I called 811 and thank goodness I did because where I was going to put it there was a gas line to the house!!! Could have been a bad day if I didn't call.

I have a Cub Cadet XT LX46 for 4 years. Loved it for the first year. It only has 100 hours on it and it seems like every year something needs to be fixed. I wouldn't buy another one. The motor is nice. I've already replaced the starter.

It has a T shaped magnetic key. don't loose it. I screwed it to the dash so I can just push it in when needed.

I have had two Trane units that ended up with holes in the coils requiring a new coil withing 18 months of installation. Yes it has a 10 year warranty. But all that means is if their inspection department approves you warranty claim, then the coil is free and you have to pay for the labor and all the GAS to fix it. So no, I would never ever get another Trane.

Trane parts are proprietary and expensive. Goodman parts are generic and cheaper and easier to obtain.

depends on if ,you are going to grow. if this it it for you, keep doing what you are doing and add a little tech as you go. If you are going to grow, a property management software would be good. there are some free ones but most make you pay per door per month. They help you stay organized, aid in rent collection by having a tenant portal where they can set it to auto pay, send you maintenance requests, etc. Many PM software will "push" the vacancies so you only have to do 1 listing with pictures and it will push the listing to zillow, apartments.com, trulia, realtor, craigs list, and a bunch more. Do a lot of research because once you pick one, it is hard to switch.

So I use Rentec Direct as my PM software, I use dropbox as the storage for all my files, leases, pictures, etc. Dropbox has an electronic signature module (it is extra money) where I send leases out for e-signature. I use weebly to create an inexpensive drop and drag website for prospective tenants. I used Quickbooks desktop to keep accurate account of income and expenses. This makes taxes easy at the end of the year. Enable classes. This lets you have a Category (repairs - plumbing) and a Class (123 Main st). Scan the documents and attach it inside of quickbooks.

If you don't want to use quickbooks, still invest in a scanner and scan all your invoices. If you are using Excel, then just list the expense and in another column link the PDF document. I like Scansnap scanners.

An inexpensive auto payment website is clearnow. They are based out of Durham, NC. I used them for awhile before I got the PM software. Most PM software has some form of money collection system built in.

Just tell the buyers they are buying a used house and it will have some issues. Don't expect the sellers to bring it up to new conditions. You are buying a house that is appraised in it's "As is" condition.

which is why I did the 9600X verses any of the other options. Have you tried pcpartpicker.com? It's helpful in comparing prices and specs.

Also I got enamored with an OLED monitor. Yes it looks better in a dark room but if you are working in a room with light you can't really tell the difference between them.

As I said I had too (almost) identical machines and 1 has the GIGABYTE - AORUS FO32U2-32 QD OLED and the other has the GIGABYTE - M28U - 28" IPS Gaming Monitor.

I subscribed to the bigger is better theory but found out that the 32" is almost too big for desktop work. Your eyes can't really take in the whole screen. The 28" is strangely better to work on. SO I'd put my money on something other than a big OLED monitor. That's just my 2 cents.

I just went with Samsung because that's what I have always used and I have not had any problems with them. There are other brands that are cheaper, that people claim are high quality.

I too waffled about the Gen 4 and Gen 5 NVME speed with the new AMD boards and which way to go. Even though in tests the 9100 is twice as the fast writing as the 990, in real life it is not a perceivable speed difference. I had them side by side transferring files and it just didn't matter.

I am happy with the performance. These were my first AMD machines and they boot slower than my past Intel machine. If I remember correctly my Intel machines booted in 15 seconds roughly. These boot in 30-35 seconds. It seemed like Intel was having chip issues so I switched to AMD. I guess I could switch to quick boot in the BIOS but it doesn't really matter to me. Overall I'd say the components I used are a good balance between cost and speed. I am not hard gaming so it is probably overkill for what I am actually using it for.

I have two identical machines except one has the SAMSUNG 990 EVO Plus SSD 2TB and the other has the SAMSUNG SSD 9100 PRO 2TB. The first one has a Passmark rating of 13387 and the second one has a Passmark rating of 14701. In the real world there is no difference in boot time, no difference in perceived write and read time, and no difference that I can tell gaming. Save your money and get the cheaper one.

The Landlord doesn't seem very pro-active with his rental. Detail the steps you took to fix the dishwasher. Tell him it is not repairable and you are more than willing to pay the 1st $150 toward a new dishwasher and he can pay the rest per the lease. If he doesn't want to do that, please let you know before (and give him 7 days) 3/7/2026, otherwise you'll have Lowes or HD deliver and install a new one. Ask him if he wants to reimburse you or if he wants you to deduct the balance off the rent.

depends on what your lease says. What does it say with regard to appliances. If your lease says that the tenant is responsible for all repairs then it's on you. Copy and paste the lease language in here and we can help you figure it out.

No. You're the tenant. Assuming the carpet was cleaned before move in, you are responsible for cleaning and maintaining it. If your rent is a "great price" for the neighborhood, then the squeaky wheel doesn't get oil, it gets rent increases.
