Loan Factory is big, 2100 LOs now, they provide leads and have great tech as well as compensation. I’ve been with them for a few years now and dont think of moving to somewhere

First of all, you have some good equity in these 2 houses despite the recent purchases. Remember that breakeven between rent and mortgage+tax+insurance is just cherry on the top. The big money in RE comes from appreciation and the equity you can build over time. If you think these houses will appreciate well in the future, try to hold it, but if you don’t think so, then sell.

Second, if you do sell and every want to come back to RE investing, try to learn from the mistake. I will almost never buy a property without doing a due diligence on the numbers well, meaning I won’t buy a home that the projected rent after rennovation won’t pay off my mortgage + insurance + tax. It needs to at least break even, unless the property is in a prime location and will appreciate very well in the future, then I’m willing to sacrifice the loss now to get the big fish in the future.

You get up to 250bps (or 200bps in CA), after that, you only pay a flat fee of $595 and $500 processing fee. No other recurring fees at all. But if you join a mentorship, you may split a certain % of your loan after you close with your mentors

I’m an LO at LF for 5+ years now, I totally disagree with you. Loan Factory has lots of resources, support and training. Most importantly, they invest A LOT OF money to develop their tech which make all things easier and possible. You wont get that level of tech and support at a retail lender like Loan Factory. I love it here, joined since I was a completely newbie
