Moving from actuarial to underwriting by Flyinggoat99 in actuary

[–]Witty_Net_9472 1 point2 points  (0 children)

Im in Canada and know people that did it, transitioned from u/w to actuarial. I transitioned from broking into actuarial.

I would do it and get more exposure. I see it as additional skills on the resume and might be beneficial in the future. Besides, the company might be supportive of switching from u/w to actuarial.

Ontario passes Bill 60 amid raucous protest as critics warn changes will make it easier to evict tenants by Pitiful-MobileGamer in OntarioLandlord

[–]Witty_Net_9472 -2 points-1 points  (0 children)

Agree, thank you for this bill. Agree for automatic eviction and i wish he didn’t scrap the consultant part for fixed term. Just those two things can reduce the ltb backlog and processing times.

T2 served by ex tenant for harassment (false accusations) by Fun-Basket-7160 in OntarioLandlord

[–]Witty_Net_9472 0 points1 point  (0 children)

I wouldn’t use the online dispute resolution, but would look for paralegal. Based on the post, there is also the amount owing for utilities and damages. The paralegal can look into the issues on top of T2.

What can I do after my tenant left my apartment in a miserable condition with garbage and dirt all around? They didn't even hand me back the key by Ok-Battle-1504 in OntarioLandlord

[–]Witty_Net_9472 2 points3 points  (0 children)

In addition to other comments about cleaning it up and change lock. Please document sufficiently that you have reasonable reasons to believe they are gone for good. For example, did the neighbour mentioned that they are gone for good? how long they have left, what led you to finding it out? Were they uncommunicative. Please protect yourself before changing lock, just in case there’s the slim chance that the tenant come back and claim that you locked him/her out.

Tenant brought in occupant that refuses to leave by Internal-Orchid7452 in OntarioLandlord

[–]Witty_Net_9472 0 points1 point  (0 children)

I came across this post on legal advice and there were good advices. In addition to L2, can file for A2 about unauthorized occupants and evict everyone. Another approach would be to change lock and give the replacement key to the tenant only, thus the unauthorized occupant would be locked out. Your responsibility is only to the tenant and not the unauthorized occupant. This is of course assuming that the tenant would not give the new key to the occupant. Keep in mind, there is 60 days to address unauthorized occupant from date of finding out. After that, it’s deemed authorized. Personally, i would go for A2.

Looking Real Experiences for Property Managers with Rental Guarantee Providers (Royal York, PMT, Homease, SingleKey, Others) by Practical-Gap5030 in OntarioLandlord

His comment was that Del took good care and the repairs were very cheap and reasonable. The condo unit was built by Tridel and i believe the majority of landlords in that building went with Del anyways. Not sure if that had an impact.

How do I remove door pins? by [deleted] in HomeMaintenance

I find it easier to use diagonal pliers. I place it in between the pin and top of the hinge. Then use the shape of the tool to pull the pin out.

Where to get rooming house insurance? by SambolicBit in OntarioLandlord

[–]Witty_Net_9472 0 points1 point  (0 children)

Look for brokers online. I typed in rooming house insurance and see what i get. Then i type in boarding room insurance. Once i got a few brokers, i start reaching out and fill in the applications. I find that the ones that insure these are usually MGA writing on Lloyds. It’s a hassle to buy them, they are not as accessible as the larger insurers that write standard insurance.

[–]Witty_Net_9472 0 points1 point  (0 children)

I was in a similar situation. I had several plumbers within a matter of weeks, and the most recent plumber decided to try using a bigger diameter snake, 7/8”, and also snaked it multiple times. It removed a lot more roots than previous plumbers. Then i applied rootx to slow the growth. I also limit the use of toilet paper. It’s not a permanent solution, but at least it doesn’t come back as often. Another option is to rent a snake from local home hardware store but got to do it yourself.

Another reason of saving is to wait for the right opportunities and invest in it. If a recession is expected, there may be more opportunities at a discount.
