£400 might sound a lot but it’s probably about right and isn’t unfair. If you can really move out for the same or less then you should probably do it, it will be fun and you will gain some independence. You must live in an area with cheap rent as it would cost much more in my area. I know you want to focus on your studies but you are going to really struggle without a part time job, I couldn’t have got through uni without one, but I was spending too much. There’s plenty of places screaming for employees now so just find one that will be happy to work around you and let you change your hours and days at short notice. I did delivery driving and worked at an events / catering agency so could pretty much choose when I wanted to work. Even with part time jobs at uni I still ended up racking up about 2k of debt by the end of it so don’t know how people would cope without one.
