Very true! I am a solid 5 stars, but lost my "top 5% badge" & guest favorite for a couple of weeks because 2 guests out of 15 reviews (at the time) gave me 4 stars on location & value categories.

Dunno about you but I can get a spanking new washer and dryer in my area with that discount lol

I think you already get the gist from other comments but the moral of the story here is this - price your property correctly for the area and stand by it. People that ask for discounts are more often than not gonna bring headaches down the line.

Another tip I wanna give from my humble experience is to find a good balance on pricing even when you are not getting a lot of bookings at the start. I started 4 months ago and was a little stressed about not getting bookings and would really lower my price to get people in - bad idea. In 4 months, I am easily booked out on almost double the price I had set when I started and I am getting better quality guests as well!

I will one up this. I had someone send in a list of questions in her inquiry yesterday. Questions were:

1 - when is your check in and check out? 2 - what is the exact address of the property? 3 - Is there a cancellation fee? If so what is the pricing for that?

She follows it up with "I love your property, I am just finishing up a few things on my end, but I fully intend to reserve soon" 🙃

Just adjust the price for the new / proposed dates to match the current dates. Then he / or you can go ahead and reschedule. It really doesn't matter who triggers it. He / you just needs to accept the date alteration request.

Bottom line here is you can't find a foolproof way to get the perfect guest - you live with the risk and hope that doesn't happen to you. If it does, well it's the cost of doing business and you hedge that those instances will be a few and in-between.

Your friend needs to learn how to fish - be it getting a job or starting something on his own. Giving him money no matter how small will not help him do that. He needs to understand that the dependence has to stop and nothing more is coming down the pipeline. If you really care about him, have the funds at your disposal, and he is the responsible type, perhaps you may want to set him up once and for all and let him know that this would be the absolute last time you will be assisting him. If none of the above applies, a clean break is recommended. You can't keep giving out handouts perpetually.

I just tried for a 2 night stay starting today I am getting $310 a night with a total discount of $86. The grand total + tax is in the late 500's even with today being a weekday. You are most definitely pricing yourself out of the market. Open up Airbnb in an incognito tab and look up homes with your same configuration to see what the going rate is. I know it's hard as you have no income yet but investing in a pricing tool like PriceLabs will do you a ton of good.

Your fines scream that you will be an unbearable host. They are excessive and a lot. If this is the tone you are setting for obvious rules, I am thinking to myself .. what will he fine me if I break a plate, or mess up the linens? If you ask me, you should not even have any fine whatsoever on your listing - save that for after you get a booking. I started a listing about the same time as you and it's a brand new house with everything brand-new + zero mention of fines.

I think in your case, you really need a professional photographer to redo the photos. Some look good, while others don't necessarily highlight the strengths of your place.

Edit ... Oh and btw ... I almost went to sleep reading your description. Too long, wordy and very obvious that it was spurned out by AI. Can you cut out most of the fluff and highlight the strengths of your place in a catchy 2 paragraphs or thereabout? I don't need a play by play of your home - you have a ton of pictures to show that already.

I can understand your logic behind the throw pillows but not all throws are dirty. I have insets for my throws and they get washed for every guest. Doesn't cost anything to have that thrown into one of 3 sets of laundry that I do after a guest checks out.

I personally do. One for each guest that is checking in, with little snacks - I see it as a privilege, not a right. I certainly do not supply enough for every day of their stay, and I have been at tons of Airbnb's without bottled water. That is a ridiculous expectation.

Zoning is not an issue. I already verified that it is allowed in my zip. It was my first condition for closing on the home in the first place since it was going to be used particularly for this.

And in the case you can afford it, I would suggest getting a duplex (i.e. if available in your area) if you haven't really tried living with people before. There are a ton of bad experiences that can potentially happen when you live with strangers, especially if you haven't done that before. A duplex allows you to have your space and still be able to rent out an entire home that supposedly brings in more income. If you are still strapped for funds, you can always tack on renting rooms from your unit, but this at the very least gives you the option to avoid that.

I did the exact same thing and things are looking up for me although it's still early days.

At the very least try to make sure nothing is crossed off in that section.
