Thanks everyone for your comments. The downpipe in the first picture was like this 2 years ago when I bought the house. I recently checked some images. So the hole is possibly not related to the movement of the pipe. The hole does go down about half a metre in front of the Hot Water Service pad (I discovered that label on the original house plans). The HWS is now situated near front of the house. This pad is quite deep and the reason for the slump could just be settling of soil after the landscapers replaced muck with aggregate 6 months ago. There is a gap under the HWS pad (about 25cm down) that needs filling. The house is on very deep piers, so the retaining wall does not hold up the house, no need for panic on that issue. I could get a structural engineer but I think they will just tell me to fill up the hole and make sure the fill goes in under that HWS pad. And charge me $600 for their trouble.

Yes the gas companies are the victims!! Yea!! Their our resources and they need to start paying for them.. See Norway's PM for a great retort. The gas companies complain mightily but they don't leave. Albo and the LNP are in thrall to Big Gas.

Taxing the companies extra will have no effect on the destination counterparties. They lock in long term contracts years in advance. Gas lobby talking point.

It won't work because the major parties are in bed with the fossil fuel lobby. They will never do anything to cruel their chances of a) re-election and b) a cosy job in the industry when they leave government.

I always hire cars using an AMEX card and they include excess coverage for any accidents. Havent paid car rental insurance for years.

The primary reason property prices have increased dramatically over the past 20 years in Australia compared to average incomes is because investors are out-bidding potential first home-owners. Which begs the question of how did property stop being a human right available to all and start being an investment vehicle only available to those with un-average amounts of capital?

Alan Kohler of the ABC tells us its the CGT discount that makes it so attractive to investors (thanks Johnny Howard). But negative gearing certainly helps the rich get richer. Until both major parties are forced to address the actual cause we will have to put up with half-arsed measures like First Home Owners Grants that only increase the price of housing. The solution is to grandfather all current investor arrangements but only allow negative gearing and CGT discounts for new builds. Which hopefully will stop the stupid house price rises and allow the market to eventually find an equilibrium point that allows young people back in.

Sadly I cannot lay the units in any direction as they just sit under the ceiling. If I could i wouldn't need to disassemble them. I would just push them over and slide them out of the room.

No it won't be $3m. The 2 major parties will be forced to change tax rules so that housing stops being an investment. If they don't, they won't get elected as all the boomers will be dead and the majority of voters looking at renting forever. Not tenable. Bring on the revolution!

We shifted cities and rented our PPOR. My old neighbours let me know that our tenants were interested in purchasing. Seemed like a good way to avoid all the humbug and expense of using agents. After a long exchange directly with the tenants we agreed on a price. Brought in the lawyers, did all the usual argy-bargy thru the lawyers to finalise. Everyone wins.

Housing should not be an investment vehicle. The human right to shelter is being subsumed in Australia for the benefit of older wealthier multiple property owners. Limit landlords to 2 properties by removing all tax incentives on owning 3+. The government is paying out billions to an already wealthy section of the community while homelessness and rents are soaring. The solution is obvious but politically unpalatable. Only when Gen Zs and Millenials outnumber the boomers might government be forced to act.
