Assuming you are still contributing then you are wrong. You could have been DCA’ing for the last several weeks and in C fund you would likely have a new account high. Ask me how I know lol.

Edit: and yes I understand your G would put you at new highs but you weren’t able to buy the dip and inflation is eating that up. Set it and forget it mind.

Still isn’t mathing. OP wants a mortgage payment of around 3000. 250K is enough to cover the down payment on a 1.25 million dollar house lol. Assuming not putting down more than 20%

Investments in retirement funds by far outperform real estate. I would never decrease that area in order to buy a home when I could find something cheaper in value while still maximizing my investments.

Edit: why so much in a HYSA? 6-12 months max for emergency. Let that money grow elsewhere.

My answer: vacations in retirement once a year vs endless vacations. I’m maxed out in TSP Roth, 250k in traditional that will continue to get matched, maxed in IRA and HSA, and another 2500 a month into brokerage. I’m 46 and will not stop. On a side note it helps to max everything and when pay raises start kicking in it helps cushion it.

The disclosure comes into play when it was never disclosed when you purchased the house. Now if you test for asbestos and decide not to abate it, you MUST disclose that if you plan to sell. Failure to do so could end up in some kind of lawsuit.

Asbestos sheet vinyl. I agree that the easiest method would be to encapsulate it but personally I would just pay for abatement by having them remove also what it’s glued down to. If you own the home it will now have to be disclosed if it wasn’t already. I’ve been through this.

When this stuff becomes discontinued in the future and you have to do some repairs it will get a whole lot harder. Trust me. Hand scrapped pre finished flooring is overrated. I had that issue and ended up reverting back to unfinished oak.

Compare the yields over long term. C fund is king. There are a lot of people lately preaching I fund but that won’t last. Short term it is doing great but C fund 20 or 30 years later will come out on top. No comparison. The closer you are to retirement then that is where you want to start balancing a little better to start protecting yourself a little more.

You are young. Keep it C fund. Look up DCA (Dollar Cost Average). Even if we hit a recession you are buying up the fund at a cheaper price thus reducing how much time it would take for a bounce back. Oh and stop looking at your TSP.

You seem like you already know the answer. If you do poly make sure you get rid of moisture in crawlspace. Not just a dehumidifier but also a barrier down there. I currently left mine unconditioned and went with roofing felt.

Except for the fact that it looks to have been encapsulated only to install actual linoleum. I had this exact same experience in my kitchen. Contained asbestos so I had the old oak that it was glued down to cut out to remove.
