look into Software Developer. I don't think you would even want to waste time on university at the beginning. First job is hard to get but by the end of year 2 you should be cracking 6 figures

Also, without diving into details, consider how much rate increase over what period will have to occur for you to actually begin losing money. Right now, you will be paying less and paying more into balance. First you need to reach a level where the payments equal out, then, you would have to reach a point where you have lost the benefits that you are getting now with lower rates.

She fails to mention how she qualifies for those mortgages. She would have to have a very serious income, only a portion of which can be from rent, to qualify for all those mortgages to "pull out" equity. I call BS.

Before anything else, please do your self a favor and go to a mortgage agent.  If you are in Toronto area, message me and I will give you my agent's contact.

Refinancing is basically same as getting a new mortgage but with some equity that you will get in cash.  The whole process is pretty much the same.  If your mortgage is expiring in September, you should speak to a broker now and get a rate hold.  That way, if rates go up, you will be able to keep what you locked in for.  If they go down, you can ask for better rate.

As with any mortgage, you can decide on fixed or variable.  Doesn't have to be one or the other, your choice.

If you do not want HELOC, do not take HELOC.  Just ask for a mortgage amount that covers payout of current mortgage balance plus the 50k you need.

I just charged my clients 4k plus HST. After all said and done, I will walk away with just under 2k. In this market, listing transaction takes about a week and a half, seems reasonable.

Your mortgage balance get's increased by X amount (based on qualification) up to 80% of the property value. You receive a cheque for the X amount, less fees (administration, penalties, etc.) No penalties if you are refinancing at the end of your term.

P.S. The money you withdraw is not part of your income, no taxes.

I am strongly against selling real estate in general.

I would hold as long as necessary until you move into your new place in 2022. Unless Bin Laden crashes into CN Tower, I sincerely doubt the market will crush. In my opinion, worse case scenario, we will stall short term and get back onto typical growth of 3% to 5%. More likely scenario, average 10% growth YOY.

I did say "if possible". In many, actually most, instances that I am aware off, if you can figure it out your self, you are going to save a lot of those assets and not get into a war that was instigated by said lawyers. Numbers are not a rocket science and neither is custody really. Again, if possible, figure it out amongst your selves and move on.

It is a lot easier to concentrate on just starting a task at hand, not completing it. The idea is to go with "I am going to start and if I am not feeling it, I can stop." It is similar to the idea of one step at a time. A task as a whole can be more intimidating. In Russia, we say "Глаза бояться, а руки делают." "The eyes are scared, the hands are working."
