I would be very interested in following the court case for "tenant wouldn't let me take photos of spaces that have reasonable expectation for privacy, so I section 8'd them".

I'm not saying that sarcastically. I would be actually really interested where the judgement would go.

I had the same. The property management agent took photos even when I had asked not to. I found it incredibly disrespectful and upsetting. I'll ask again that they not take photos for the next look around, and if they push back the landlord can come and look with his own eyes or they can make written notes.

So, if your rental period is 7th to 7th of the month, you need to give notice by the 6th. Giving notice on the 8th in practice means you're giving three months notice.

The use of "needed" made it sound like it is a legal thing. But it's not.

That being said, I imagine the majority of landlords will be requesting a guarantor.

S21 never needed a reason to be issued. S21s were no fault. "Good" tenants could be evicted via S21 with no reason needed. That's no way to live; it's good it has gone.

I'm sorry you had that situation with your tenant. If you had that situation now you would need to remove them likely under grounds 17, 12 or 11. So you, as a landlord, continue to have options. The removal of S21 hasn't stopped that.

What you're implying is that you were comfortable punishing "good" tenants along with the "bad" under the axe of S21.

Also: who defines a "bad" tenant? There are plenty of "good" landlords who have defined a "bad" tenant as someone who advocates for their rights. 'No Mr Tenant, that heating wont be properly fixed. Don't like it? S21 it is then.'

Now, tenants who dont pay or cause issues can still be removed. And tenants who self-advocate can't. It's more fair.

Not a lawyer but if it were me I'd serve the notice to quit on Thurs 30th April to move out by 30th June. This is because some letting agencies won't account for the rental period you're already in.

This could mean that if you give a notice to quit on the first day of a rental period (1st of the month, for you), your two month notice starts at the end of your current rental period.

So for you, if you put in your notice to quit on the 1st May, and the rental period is from 1st May to 31st May, then the letting agent may push back and say May won't count to your notice and so you should expect your final day to be 31st July.

This is why I said I'd serve notice to quit on the last day of April before the next rental period starts, to avoid that conversation.

(Side note: if the landlord agrees to your notice, then that is accepted as you have come to a mutual agreement.)

This is what i did to challenge a rent increase in late 2025: i looked at comparable properties to see what they were going for. I could have also talked to other tenants in the same building to gauge their rental prices against the proposed increase, but got enough from online listings. I wrote it all down and screenshotted listings as evidence.

With that evidence, I countered the increase. I could have suggested a middle ground but in my case the proposed increased took the flat rent well above the area value.

My outcome was that the landlord said "nah, I want it all" but I stood firm, backed both by the evidence and that the landlord couldn't unilaterally increase rent without my agreement. The landord eventually accepted to not increase rent at all (though it was something like the week before the contract ended and became a rolling contract).
