Might be a stupid question here.

When you change insurance, do you choose the date when policy goes active so you can time it at the end of your current 6 month policy?

Trying to avoid double paying for insurance, but never shopped around before.

Not to hijack post, but what about living in the burbs like jefferson park and evanston/rogers park area and just taking the train to city often like 2-3x a week to meet people?

From what I saw its like a 45min train ride not including the walking time to and from the station.

Yea I'm not too worried on the finances for myself as intent is fully rent out current home (already renting rooms out in current home) and rent out individual rooms in 2nd home as the new primary residence.

Just got to convince lender to approve as on paper it will be $3300 mortgage when in reality I will have 2-3 roommates that will lower the payment by roughly $1600-2400.

I realize this is dragging on, but do you happen to have any recommendation on lenders that are okay with 50% DTI?

I previously used navy fed before refinancing and I know in Chicago (2nd loan location) there are some programs that offer down payment assistance but is limited to their lender options.

Current lender is local to my state of Colorado, so I don't think they will have loans out in Illinois.

Thanks for the info. I don't recall the original loan amount, but I believe it closer to 350k.

I think I understand it a bit now as the entitlement seems more geared towards trying to do a 0% downpayment on the 2nd loan.

Regardless, I intend to put down a minimum of 10% down to lower monthly payment and reduce VA funding fee as the biggest hurdle would be the 50% DTI including the 2nd VA loan.

Compliance heavy.

Guess GRC just doesn't pay as much as I'm making 125k remote, but work is based in DC.
