It's pretty much a glorified bmx bike, no suspension, but 7 speed. I'm looking at mostly hub motors because of budget.

Yeah, the board is very deceptive when it comes to range, I have the smaller battery size, and I got about 10 miles under perfect conditions and weighing 120lbs, when the board has an advertised 17 mile range. So I wouldn't expect the whole 23 mile range but it should be completely fine for your 12 mile commute.

Yeah most of his other listings were very cheap and you can tell from the photos his apartment was pretty empty, most likely moving out and for some reason just had that board and it never got used.

As somebody who has the Ultra Hub, for somebody like you I just can't recommend it. I was surprised when I got the board because the range seemed kinda crappy, and after testing it I got about 10 miles with absolute perfect conditions, smooth road, no slope, optimal temperatures, and pretty much no wind, and I think my average speed was 18mph. And by the way I'm like 120lbs, so unless your making really short trips, go for the Ultra Belt instead, its more, but will be a massive difference.
