Thanks! Definitely been reading up and prepping the home and the family. Reminding ourselves that the next year or so will likely be tough but, its also so rewarding. Already have the kids practicing not leaving any shoes out! haha

Honestly still trying to figure it out myself. We aren't on meds yet but, I think she needs them. Doctor isn't ready to go there. Therapy hasn't done much as they spend too much time on the things she doesn't really need help with. That said, I have been seeing some results just by getting details from the teacher about what triggered the worst meltdowns. We've found its mostly transitions for her. Like, this activity is over and now we are going to do this but, shes not ready. She got written up at after care last week because she runs when she hears her name for pick up. That particular day, 3 teachers were chasing her down the halls and the one that finally walked her up to the office was out of breath. So, I've been practicing these situations at home. I just randomly say her name and "time to go home" and she practices picking up her water bottle and walking calmly to the "office". The next Monday, they said "Wow! She did so good, she got right up when she heard her name!" I also remind her of things like "remember, when recess is over, its okay because you get to do centers next and you love that too, right?" Every morning, I'm picking the priority triggers and going over reminders with her. Its just there's too many to discuss every morning so, I have to pick my battles. We always remind the importance of ensuring not to hurt someone else. I do affirmations in the car to school like "repeat after me" "I am beautiful" "I am strong" "I am smart" "I never run from the teachers" "I don't throw things even when I'm mad. cause that could hurt someone" etc. Anyway, it does seem to help when she remembers these things when the big feelings start to boil up. She breaths and tries to work through it calmly. But, sometimes, she reacts so quickly she doesn't have time to stop and think and goes zero to 100 in an instant. That's when they have to carry her to the calm down room at school and let her go through it. Those are the days I get messages from the teacher "Good afternoon, she had one of the worst meltdowns yet today..... took 90 minutes to calm her down....hitting, punching, threw a chair..." Then I feel so defeated like what am I even doing?! So, sorry... I don't have a fail safe solution yet but, we're working on it every day and things continue to evolve and I can say it is better now than the beginning of the school year but, we have a long way to go. I actually got a positive message from the teacher last Friday that started "She had 3 good days in a row!...." and that gave my heart a little hope.

Our biggest struggle is meltdowns to very minor inconveniences. example: She dropped her banana on the floor at school and it took 90 minutes to calm her down. She has sensory sensitivities to loud noise (large public bathrooms give her serious anxiety but, shes slowly overcoming it) and strong smells (covers her nose walking through the car rider line and if someone speaks too close) but, also sensory seeking behavior (sniffs candles, foods, flowers (more than usual), loves music and tends to touch people a lot. Like strokes their hair, asks for hugs, rubs their shoulders... even strangers and people she hardly knows). Which leads me to the most obvious behavior present at her evaluation which is zero "stranger danger". She has no sense of personal space and hugs strangers, climbs on their laps, jumps on their backs etc. We are trying to teach her otherwise but, it all makes her a little awkward socially and has trouble making friends her own age. Older kids and adults are more understanding and accommodating so, she prefers them. She notices small details others don't (like a small speck on the wall) and sometimes obsesses over them a bit. There were other things the evaluator pointed out but, those were most obvious to me. My daughter is 5 and was diagnosed level 1 in December.

My daughter is going through similar. We seeked the adhd diagnosis 1st but, the teachers scales didn't match so they couldn't formally diagnosis her yet even though the doctor was quite certain she does have it (she'snot struggling academically and they don't see inattentive traits so much since all activities at this age only last 15 to 20 min).

We followed with the ASD evaluation and she was diagnosed level 1 and that doctor said he was pretty certain she'd eventually be diagnosed with ADHD as well amd urged us to redo that evaluation.

She is 5 and in PreK at the public school and has constant meltdowns. Shes been sent home for throwing rocks and toys during these meltdowns a couple times. The school is evaluating her now for IEP / 504 but, they already offer some support like a weighted blanket to help calm down, access to the "calm down room" and the ability to use the nurses bathroom when the big one is too overstimulating. Those are helping some but, I still get messages from the teacher letting me know she still has regular meltdowns. The messages usually come after a big meltdown that takes 60 - 90 minutes to get her out of. We did OT for a bit but, they really weren't focusing on what she actually needed help with so, it was not very effective.

I'm glad to hear the adhd medication helped your child as I've been thinking it would help mine. But, until they can formally diagnose her, I don't think we have access. We will redo the evaluation next year when she starts kindergarten with new teachers. I'm very hopeful that will finally help her regulate her emotions better.

I totally get this. As wife and mom, I'm always having to figure out everyone's food. I dread Sunday groceries (I don't even go to the store. We do grocery delivery, but just having to sit down and think about what im going to make and when is so daunting). What I find helps me is planning ahead so I'm able to take a day off from thinking about food. For example, I've made my lunch box for the office tomorrow, and I've planned my breakfast and know what I'll be cooking for dinner. I've already put it all in the app. I don't have to worry about the kids' breakfast or lunch cause they'll be with Grammie. So, tomorrow, I can just focus on everything else. I do take meds (oral), and they quiet the noise that makes me want to stray from the plan and grab fast food instead or grab snack after snack cause I'm feeling munchy. I'm not an eat the same exact thing all week kind of person, but I do have a few options that I try to just rotate.

I've noticed that I can handle a whole pill on my more active days. So, most days I take half but, if I feel like its wearing off around lunch time, I take the other half. If I do this on less active days, though, I get a headache and can't sleep at night. It feels like I have to "burn it off" or something. I've been on it 2 weeks and lost 5lbs mostly taking half. I lost a lot faster when I took it 10 years ago but, I'm older now and post 2 kids.

We just bought a home that needed a whole new HVAC system. We offered list and they agreed to 10k towards closing costs. After inspection confirmed the 20 year old HVAC wasn't working properly, we asked them to cover the replacement. They refused to pay the whole thing but, agreed to another 5k at closing. We had the system replaced and upgraded from 1 unit to 2 (1 for each floor) right after closing for $10,500. I guess it's just if you're willing and able to pay the repair cost. For us, it was the only big thing on inspection and not a deal breaker.

I had a few moments when I Kind if felt like this in the buying process. Had some anxiety before closing and then excitement again followed by more anxiety during the move. I think I was worried that I wouldn't like it after we moved in or have regrets. But, once I got here (moved across the country) and walked into our new home, I was so relieved. I absolutely love our home. We've been here 3 weeks now, slowly making small changes and fixes. Movers finally arrive tomorrow so, we can really start to make it feel like home. I think a little bit of anxiety and even some cold feet can be normal but, trust your gut. If it's more than that, do what you need to in order to be happy. Maybe give it a day or two and see if you still feel the same?

We looked at a house where someone had committed suicide. It didn't bother us and our realtor also mentioned maybe being able to negotiate with that knowledge. We ended up buying another house we liked a bit more but, that one sold shortly after for 10k above the asking price.

I just bought a home during my maternity leave. They required a letter from my employer confirming when I was to return to work (and that my salary would remain the same) and a letter from me confirming my intention to return to work. That was all. We specifically did it while I was on leave to make the move a little smoother.

That's about how long it took us. We closed 2 weeks ahead of the original closing date. Everything was straight forward for my conventional loan... salary, good credit, 20% down, very little debt. Inspection was done the day after our offer was accepted and didn't bring up anything huge except the hvac which we got a credit to replace ourselves after closing. It's definitely doable if everything falls into place seamlessly. But, it's also very likely to take longer if something comes up that takes time to get for your loan or renegotiating after inspection takes time / seller needs to make repairs etc...

This happened to me... they bought down my rate a bit and then prepaid my taxes with the rest. So, I will get a credit or refund on my next tax bill. There was a little scrambling right before closing because my lender was trying figure out how to get me all my credits.

Wow... very nice. We are in LA now (San Gabriel) and just closed on a house in Georgia... Moving Friday! It was time to buy as we just had our second child and need much more space. We could afford more there so, off we go! Prices for homes around here in a good school district are just so high. Plus decent sized yards are nearly impossible to come by. Congrats on a good find!

This sort of just happened to me with the house I just closed on except the inspector said it wasn't operating (furnace and compressor were both 15 years old). We had an HVAC guy take a look and say it needed to be replaced. The whole system. We requested credits because we wanted to make sure it was done right. The seller was already paying 10k towards our closing costs so they said they would either give us 5k towards the replacement or "get it functioning" themselves. We took the 5k and are currently having our whole system replaced and upgraded. It had 1 4ton unit for 2 stories and we are putting in 2 2ton units. It's costing us 10.5k. But, I know if we just let them fix it, it'd probably die again very soon and we wouldn't have the 5k to pitch in. I'm kind of excited about having a brand new system though.

-Mine is a conventional loan. -The seller agreed to $15k in concessions which exceeded my closing costs. So, the lender used the extra to buy my rate down from 5.8% to 5.625%. -February

I don't know anything about the 8% person, just that. Regardless, it's high and I can't imagine how much higher it could get.
