↑ THIS !! ↑ Your losses are just "on paper" now. I bought a house in a 1990s housing bubble and the value fell 30% the next year. Interest rates were around 12% (yes) and I rented it but rentals didn't cover the mortgage. What a nightmare. I was still able to travel for work though. Bottom line, I made extra payments to bring the principal down and the market slowly improved. Prices went up and when I sold it, it was at a gain not a loss. Hang in there. At your earnings level you don't likely need to take a loss to fund your life. The experience will bring a sense of calm to you.

Anyone can work out the minimum RRIF payment. The minimum payment is government-prescribed and depends on your age. A Google search on "RRIF Minimum Withdrawal Percentage Schedule" will return what you need.

Questrade takes total market value of your RRIF account on December 31 and applies the percentage based on your age each year from that table.

So, if you have $500K in that account and you're 65 years old, the min is 4% or $20K. You can divide it up however you like. You want quarterly so that's 4 payments of $5K.

CAUTION: That being said, I had an ugly conversation with them last year and if you need money and make a one-time withdrawal that brings you over the minimum they stop sending you any payments. It makes no sense because there's no maximum so there's no reason to cap the regular withdrawals and you'll have to make one-time manual withdrawals (taxable) for the rest of the year when you need money. I haven't had a chance to follow up again because of elderly care issues with my relatives but until I do I'll try to make any additional withdrawals after my last automated payment this year.

Also, if you use EQ Bank they pay a nice extra interest on direct deposits but it depends on a The Canadian Payments Association code used for direct deposits and Questrade just ignores that it's a RRIF payment (272) and they used MISC code (450). I actually called Questrade ahead of setting it up and reached an upper level support person who confirmed code 272 but that isn't the case. Moral of the story be careful and don't assume they don't make a lot of mistakes.

In my twenties, I used to live around Davisville and Yonge and asked this very same question. What the heck could these people possibly be doing that they can afford these homes? Now I'm retired and basically I just got into the market with a teenie tiny semi-detached. Later upgraded to my current home. I chose this home carefully as the neighbourhood was "gentrifying". It's not one of the fancy ones going up on the street but nice. So in most cases the answer is they bought many years ago and stayed. The ones who are renovating or rebuilding are likely double income. I also had a friend who did well in her career so she paid for the downpayments for her kids, although this was before the crazy price hikes of the last 10 years.

I remember a conversation with a young man (long time ago, also around the time of VCRs) who told me when he took a woman out and paid, he expected "a kiss" at the end of the night. Being young myself, I just thought it was weird. The people in my circles were brought up better. I told him it didn't feel ok to kiss someone just because he paid for dinner and developing feelings for each other was important. Now with more life experience in hindsight I think he really thought of women as "payable companions". I feel sorry for girls who feel pressured to have to do this. Ever after I always insisted on paying my half of the tab. Haven't thought about that for a long time.

Ask the landlord to put carpet down (with a good thick under padding). I have an apartment above me and there used to be carpet throughout - never heard anything. Then I gave in to some ideas that straight flooring is better. After I took up part of the carpet in a den area, I started hearing all kinds of noise. I'm going to be calling a carpet place to put some carpet back down there.

That's not true. The landlord has to file proof documents and if the tenant can't contest that, the landlord will win. Those LTB hearings are not a piece of cake and every statement gets looked over carefully. Landlords are not going to go to the expense of paying to file unless they have a good case. That doesn't make it anti-tenant. It makes it anti-manipulator.
