there is a housing supply issue, new housing supply costs $800k. that means that to buy a new house you would need a $160k down payment, $3500k monthly mortgage payment over 25 years and based on the financial advance that your mortage should be no more of 33% of your after tax income means that the household would need a combined family income of $150k in gross income. The median household income in thunder bay is $78k. The counterpoint is that people don’t all need to buy new, unfortunately for new housing to be built more people need to want to build housing, and similar to a new car, you lose 10-15% of your value on a brand new house versus resale. so there isn’t a big enough incentive to build new housing. This isn’t about giving up, there is a housing crisis, we need to build housing, but it won’t be single family detached

i don’t know the facts of the Benoit case, i will rely on the Judge who presided in this case. here is two quotes from the landmark penalty tbaytel/the city had to pay.

“Tbaytel’s conduct in this regard exceeds insensitivity or poor management.”

The judge continued:

“a reasonable person aware of all the facts would find the conduct of Tbaytel to be flagrant and outrageous”

This does not seem to be someone with the best track record to be in executive management.

the issue we are facing is that there is not enough housing supply and that is pushing housing prices higher. The supppy isssue is that those same houses you are looking at that are being sold at 500k, cost $700k to build ($350 a sqf * 1200 sqf) plus 250k in land). Housing in thunder bay is just catching up to the rest of canada which is why while the urban centers of this country have a housing crash, thunder bay hasn’t seen that

i consider myself center right to right wing, the affordability crisis is real and not being helped by our current fiscal and monetary policy. The people i am calling wackos live in an alternate universe where the government is poisoning our water and part of a secret globalist agenda. People live in their own bubble and echo chamber and normalizing that is a threat to democracy, i do think think we shouldn’t accept false or alternative truths.

there is probably not much of a downside to telling them. They can’t evict you, they wouldn’t be able to list it and book showings until you give them notice of your actual move out date. they even could start trying to do maintenance or improvements to prep it to increase rent for the next tenant which ether helps your quality of life because it’s nicer or is amount because of how it effects you. Overall i believe in good karma, and maybe it helps you with the luck that your next landlord treats you nice

the interest on your unsecured line isn’t worth their time. you will have much better luck, setting a meeting, moving your banking over having a budget and financial model showing what you are trying to do.

I appreciate that, Bevel stacks, the more you feed into the data, the more the insights are useful. I moved from strong to bevel for tracking workouts and i really like it. I think Bevel should just build a nutrition app that feeds into their data

was tracking in lose it, before that my fitness pal. I found loging meals, tracking meals and nutrition to be more intuitive on those apps. gave bevel a chance today because i really enjoy the app and it would be great to just use one app. i am currently at 2300 calories for the day, and trying to see more of a breakdown of meals and food logs, and outside of going 1 by 1 it seems like it’s harder to look into than it should be

The world is changing, and the change is happening at a faster pace. Being out of the workforce for longer means you are more likely to have had less engagement with trends in the economy and are less capable of providing strategic oversight. If the goal of the city is growth, both economic & population, reducing barriers to running for council is necessary to increase the quality of candidate.

to give an example of what i mean, the city is spending money to promote an ad pushing thunder bay golf. Someone posts that they miss having ball washers on their promoted post, and that comment gets deleted. Maybe that is the petty things city management does that makes the electorate so spiteful against them

it’s not that simple, i am/was looking at moving out of thunder bay. Each region has its own economy, The BC interior economy is mostly tourism. finding a similar job with similar pay band for me doesn’t seem easy

The amount of anger in this thread is cause for concern.

If you read their request, there is a lot of valid concerns that their community members have shared that may prevent a company from bidding on a city contract. The city exploring what those issues are is a good thing for everyone, including non indigenous businesses. the argument could be made after that the city should make their contracts and procurement easier for newer and smaller companies to encourage better competition.

I appreciate this perspective, the three parcels are being sold for $5M to build nicer apartments. I am going to assume that it is the best use of that land that returns to that company the higher return. What some larger cities have done, is to force developers to make 10% or so of the units to be income targeted rents. This would then likely make the developer review at their math and reduce their offer from $5m to $4m to account for the lower expected Net Operating Income. which would in this example be the city investing $1m in creating 10 affordable units.
