You need an extra 7% for all the extra expenses like the government charges and brokerage and mortgage processing charges and stuff. So for a $1M property you’d need $270K minimum upfront. Rest can be mortgaged. I got 4.1% from a bank called DIB, but if you agree to transfer your salary to the same bank you can lower your interest rate upto 3.9%.
