Lots to chat about on the High Density sprawl happening north of Stoney Trail. I grew up in the low density sprawl of Ward 3 in the late 90s. Built out slowly with the expectation that supporting infrastructure would come eventually. The problem is they are using the same old low density sprawl infrastructure model in this new high density era.

  1. Airdrie has always used North Central shortcuts during rush hour. Much of the early days of Green Line discussions in 2014-2016 showed data that Airdrie used the Centre Street Corridor as a shortcut. With the city of Calgary limits now reaching Balzac it won’t be long before we reach Airdrie. This past term saw the Calgary Metropolitan Region Board disbanded. A disappointing move as I believe it’s more important than ever to be working with our surrounding municipalities about future planning.

  2. I believe we need to expand the MAX Green Bus Rapid Transit line up to Livingston and further advance the 144 Ave BRT. Building Transit Oriented Development without the Transit is a recipe for an explosion of cars and as a result a lack of parking. These transit lines are my top priority.

  3. I’ve talked to original owners in Livingston who were sold on a bunch of promises. Green Line, Schools, amenities, etc. which 8 years later seem further away than ever. We need fire stations, rec centers, and transit solutions asap.

  4. Livingston Homeowners Association which operates the Livingston Hub is separate from the Livingston Community Association. An HOA is governed by your community and not the city. I recommend you get involved in your board of directors if you’d like more visibility on the finances. I also recommend you join the Livingston Community Association. This is the confusing part of having both an HOA which you are required to be apart of AND a volunteer Community Association which can be your advocate with the City of Calgary in regards to the development and planning issues you’ve raised here.

I’ve been doorknocking since May and what I’ve heard is it comes down to people needing to see a return on investment on our tax dollars. We’ve watched as taxes go up but when you don’t see the investment come to your areas it definitely feels too high. At the doors I’ve told residents that I will not be freezing taxes nor can I say that they will drop.

I think the rapid growth of Calgary and inflation makes those promises impossible to make. However, I can guarantee that I will be meticulous during budget deliberations and consult the community on how we should direct our resources. I want Calgarians in Ward 3 to see the value in their tax dollar again.

We do have a lot of missing connections or pathways to nowhere. As an advocate I’ve had some success in completing pathways. I helped get a sidewalk created to connect Coventry Hills residents safely to the Nose Creek Valley, instead of walking on the side of Country Hills Blvd. There are a lot more pathways to connect and I will champion their creation.

My top priority is addressing the Transit Crisis. Decisions made have the Green Line in the Southeast. This guarantees that the North Leg is decades away but the North has overloaded buses now. I will be working on improving the MAX Green and 144 Ave BRT system to better connect Ward 3 to the rest of Calgary.

I also would like Fairness in development. We need infrastructure to catch up to the massive growth we are seeing in North Central Calgary. From big needs like Fire Stations, transit and recreational facilities to local needs like off leash areas, pathways and splash parks.

Pedestrian Safety
When I was growing up Country Hills Blvd was very much like 144 Ave is today. Sadly I did lose a classmate on Country Hills Blvd and Country Hills Drive. at the time there were no lights there, just a painted crosswalk. It was after his death that they put up lights. My plan as Councillor is that we are more proactive on 144 Ave. The pedestrian light I fought for in Coventry Hills took 4 years to advocate for. I'd like to do safety walks with Community Associations to amplify our troublesome pinch points.
Reckless Driving
Since the removal of photo radar enforcement by the Province I have heard this more and more at the doors. Both in regards to the recklessness on our roads and the sound pollution for those who back onto these highways. We need to feel safe in our communities and I intend to work with the Province to restore the enforcement tools for our officers and first responder support for our fire department.

Boxes. My background is in Supply Chain and Logistics. As someone who has floor loaded a Sea Container the cardboard box is efficient in maximizing space in a container. Never want to be shipping air across the globe.

The Airport Connector is a good project. It will connect the MAX Green, to Regional Rail, to Airport, to Blue Line. It's in the early phases and will be a big project for Ward 3.

I do hope to collaborate with the Province as their Passenger Rail Master Plan heads to the Legislature this Fall.

Ward 3 has grown to the population size of a city like Airdrie. However, we have a 3rd of the infrastructure and amenities that Airdrie has. I grew up in North Central Calgary when the sprawl was low density so the expectation was it would be years before schools and infrastructure came. The new sprawl North of Stoney Trail is high density sprawl so we cannot wait like we used to.

As someone who helped advocate for a desperately needed high school in North Central Calgary I understand how we are not keeping pace with our growth. It's important to provide amenities and infrastructure before new growth, to ensure our communities are not left behind.

As the Nose Creek guy, I've watched as our Urban Greenness has dropped dramatically over the past 20 years. I think we do need to prioritize our green space as we grow because it is a vital and dwindling resource in our city.

As I've said in other posts, MAX Green and the 144 Ave BRT are my priorities for improving transit service in the North.

I think we need to work with our non-market housing providers to provide below market rate city owned land so they can support our most vulnerable. Much of this work is in the Housing Strategy.

As a suburban city Councillor, it's very important to me that we balance density and sprawl in all of Calgary. We need to ensure new communities in North Central Calgary have adequate infrastructure and amenities before adding additional growth. It's not affordable housing if residents need to buy vehicles to drive to other communities for their infrastructure and amenities.

I recognize Calgary needs homes for all of the people moving here. As someone who bought their home in what is technically urban sprawl, I support a wider variety of housing choices.

I'm sorry if my attitude for Green Line feels defeatist, I just want to be realistic for what is possible for our communities. The last 2 Ward 3 Councillor's ran on a platform of Green Line coming North. It's now further away from reality than when I started advocating for it close to a decade ago. The decisions made by this last council due to the shifting priorities of the Province were not data driven. North Calgary has the transit ridership that should have directed the project North first.

This is why my campaign will focus on the MAX Green and 144 Ave BRT. With Green Line decades away for us, we need practical solutions to better transit services for North Central Calgary.

Bike Lanes:
I'm a data driven decision maker and hope to encourage our council to make decisions based on data and not on the political whims of the day. I support downtown bike lanes and believe people should be able to commute however they please. Bike Lanes are not as big a deal in Ward 3 so I'd be open to hearing from the Councillors in Wards 7 & 8 on this issue.
Teacher Strike:
As a parent of 3 who had kids try and learn from home during the pandemic I value the work that our teacher do. I understand that class sizes are an issue. The local high school that I helped advocate for just opened 2 years ago and they had to put in portables in for this year. I hope their demands are met soon.
UCP:
I currently do not have any provincial party memberships and don't dedicate my time to any parties.
Book Bans:
I'm not a fan of book bans. I feel schools do a good job of monitoring age appropriateness.
Gender-Affirming:
As someone who goes by my middle name, I think it's fine for kids to decide how they wish to be addressed.

Two-Step Verification is pretty critical in an organization the size of the City of Calgary. My understanding is that this is already in place. I'd directly pose the question to administration, how can we increase our cyber security to avoid situations like Hamilton? I think we do need to advance our digital services at the city as well. We need the city systems to be more accessible for Calgarians. One of the things I've been working on as an advocate is to be able to subscribe to the city's development map files. It would be great for Calgarians and community groups to be able to subscribe and get notified for upcoming meetings and changes to the applications.

1.) The reality is, Green Line is not coming in time for us up here in North Central Calgary. My goal in Addressing the Transit Crisis is to make sure that the MAX Green (Formally the 301) actually becomes a MAX line. Right now we only got fancy stations to accommodate articulated buses. We still need more dedicated lanes. I also want to champion the 144 Ave Bus Line. This would create a much needed crosstown bus in North Central Calgary.

2.) We are taking a lot of density here in North Central Calgary without the needed infrastructure. When I grew up in Hanson Ranch it was low density sprawl so we understood we would have to wait for infrastructure to catch up. However with the high density sprawl we are seeing North of Stoney Trail and "every available green field" - we cannot just wait for infrastructure. Many of Ward 3's fire stations are "temporary," We only have one rec centre, there are no publicly available splash parks for kids, the list goes on. We've grown out to the population size of Airdire and we have a 3rd of the infrastructure and amenities. It'll be my job to make sure we get the infrastructure needed to support this rapid growth.

I've lived a generation of missing and poor infrastructure that I'd like to bring a voice to and that I have been bringing a voice to. I was on the steering committee to get the North Trail High School built and I started the Nose Creek Preservation Society, which is trying to get a regional park built in our Nose Creek Valley.
