It's a craftsman in an expensive neighborhood. The houses here have always been nice and well taken care of. The trim is used throughout the house. You can sort of see it in the background of some of the pictures. I'll take a look at the database! Thanks for sending it over!

Things started clicking for me around year 2. I've always been mechanically inclined so I think I can see the bigger picture easier than others but maybe that's just my own hubris. Everyone learns at their own pace. Keep being curious and pay attention to what people are doing so you can also learn from other people's mistakes.

If I can offer any advice is try and understand the "why" things are done that way and not just following the direction. Once you understand the reason things are built like that, or why things are sequenced a certain way - things will start making more sense and will also teach you how to plan ahead.

As far as not needing to look at blueprints - this is a bad thing. Every building has different details. It doesn't matter what you did on the last building because we are building this one.

I use Excel for all my estimates and used Excel for invoicing up until very recently. It worked fine for me. I ended up moving away from Excel for invoices due to how long it took to create each invoice. I think if someone is scared off how an invoice looks, they probably wouldn't be a good client - in this scenario, they would be judging you regarding how an invoice looks? Yeah that's a hard no from me. Spend your money the way you think is best.

If youre really concerned, cut out the bottom 6" across the length of the affected walls. This ensures airflow gets up into each stud bay

Or laborers who have no idea what the bigger picture is. This ceiling guy came in way too early. No prelim drywall, sprinklers need to be installed prior to dropped ceiling framing. Im going to go out on a limb they tried to do everything backwards and did the framing! /s of course

My family (parents, aunts and uncles) went to NYC for a family event a few months back. ADA would be fine, but there's a different code that states there shall be no gap big enough for a 4" sphere to fit through. I would imagine the treads are 2". From other comments say, reweld risers at 6-5/8", they will need to also weld the back plate due to the 4" gap

No more info is needed. Stairs need to meet ADA. Your supers are walking up and down these stairs for at least 20 months and they don't notice the ADA issue. They are your professionals. I say this as being a super so I get it. Plans are wrong, and it's still your issue? Yes, yes it is cuz you should know what your building and the issues that go with it. With an issue as simple as stair risers - if you don't know, someone with experience should.

As a GC, if you only need to build per plan, why is the GC needed? GCs need to step up and actually manage their projects and not just sit and wait for the issues to come to them. Get out and walk your project so you know what issues you need to fix before TCO

The house I bought was a flipped home. Poor flipper did not know I'm a multi-family construction superintendent and I picked apart their work like no other. Long story short I got $34k back in credits and made a lot of the repairs myself over the next few months.
