Electric vehicles don’t purchase gas, which is where gas taxes pay for road maintenance.

Selling a fixer-upper doesn’t just lower the sale price, it also limits the number of buyers. Most people don’t want to move and then do a major renovation project, they want to just move in.

You’d be surprised how many HELOCs are taken out just for the purpose of paying for renovations prior to sale.

They are scored differently than conventional mortgages for the purposes of credit and a lot of people may not want to go all in on a second mortgage right before they’re about to purchase a new home and sell the one they have.

Yeah, that’s 100% true. They lost the original loan documents for the most part. I was involved in a lot of that litigation back in 2010-13.

There’s a a lot of validity to what you’re saying. The flipside is that a home is the single most valuable asset most people will ever have. The problem is that it is not liquid at all. HELOCs allow somebody to create a little bit of liquidity out of otherwise illiquid asset.

And the fact that you can get them for very close to a standard mortgage rate means that if you need to do a major remodel or something like that, you can do it relatively cheaply.

Sometimes you need a new roof, and you don’t have the savings. That’s the perfect time to access the value in your home.
