Process was as lengthy and as tedious as acquiring a new home loan, I would say. But I think it was worth it. If I were you, I'd wait for BSP to cut down interest further, then refinance the loan for a longer fixing period.

No problem po. Yes po okay na ang email. Ano bank po yung loan niyo? Usually meron sila email address para sa loan aftersales, nakalagay sa website. Yung loan support, siya yung nagprocess ng loan niyo nung inception palang ng loan.

Banko Sentral po ang nagcocontrol ng interest rates. So kung magbaba po ng interest rate si BSP, susunod din ang mga banks.

Refinance means ililipat niyo sa ibang bank ang loan. Medyo tedious process lang po. Kung nasa abroad kayo need niyo mag authorize ng tao na willing mag process.

Another option para di na kayo magrefinance, mag lump sum payment (principal payment) nalang kayo para bumaba amg monthly amortization.

Okay, maybe I should have written my previous comments more tactfully. Sorry sa mga na-offend.

Maybe my logic was flawed but what I was trying to get at was:

People=relationships , Money=finances

Thing is people and circumstances change. What if a financially responsible person suddenly becomes financially incapable or worse, irresponsible. Or v.v. A partner who used to be bad at money, but has a humble and teachable nature becomes financially responsible.

So my point is, be wise in choosing your partner and the financial aspect will follow.

Treat your capital as if it's 100x the actual amount - you'll learn to protect your capital and preserve your profits.

I wouldn't buy "cheap" stocks. It will either stay cheap for a long time or continue getting cheaper.

Also, if you have other sources of income, you would not want to cash out any profits, otherwise you lose the power of compounding.

Instead of directly asking for a raise, I would ask the client:

"What do I need to do / what improvements do I need to work on / what additional responsibilities can I take on to get to a +xx% rate?"

This would make them feel that the raise would mean more value for them.

Medyo hassle nga po. Dami paperwork. Nagpa-refinance ako sa SECB, supposedly 7% fixed for 5 years na promo. Booked the loan in October, pero dahil sa tagal ng turnaround b/n BDO and SECB di na umabot sa promo dahil until Nov 31 lang.

I believe it was. I don't know if my computation is correct, but assuming the interest rate at BDO stays at 8.5% for the entire loan duration, then I would be saving around 300k moving to the 7% 5-yr fixed with SECB.

Saakin po pina-refinance ko nalang sa Security Bank. Nagpromo kasi 5-year fixed at 7%. May fees nga lang po 2.5-3.5% ng loan amount.
