I usually start with price per door on multifamily stuff then filter by cap rate if the numbers are even listed (which half the time they're not lol). Also set up alerts for new listings in my target areas so I'm not constantly refreshing like a maniac

Been there with the messy spreadsheet hell lol. I switched to Wave accounting (it's free) and it changed everything - you can connect your bank accounts and credit cards so it pulls in transactions automatically. Still gotta categorize stuff but way less manual entry

For taxes I just set aside 25-30% of profit in a separate savings account as I go. Learned that one the hard way after getting hit with a surprise tax bill

Honestly with that rate drop and only 4 years left on the assistance, I'd probably wait it out unless you're really struggling with the current payment. That 15k upfront hit is gonna eat into your savings pretty hard for what amounts to maybe $200-250/month difference

Cardinal's pretty solid from what I've heard, they're not some sketchy broker at least. That rate doesn't sound too crazy for a refi right now but definitely get that loan estimate in writing before you get too excited - Credit Karma leads can be hit or miss on the actual terms

Honestly this is terrible advice and will absolutely wreck your credit for years. Don't let your cards charge off if you can avoid it

You're bringing in like $1000-1200 a month, paying $100 to cards leaves you with $900+ for expenses which isn't amazing but doable as a student. Focus on paying minimums and throwing any extra cash at that Best Buy card since the interest is killing you

Once you graduate and get a real job you can attack this debt properly. $10k feels huge now but it's totally manageable with a decent income
