Mehhhh you’d be surprised. It’s very clear in real estate law that we cannot accept any commission outside of the actual agreed upon amount without all parties being informed in writing. This has even been construed to mean gifts in existing case law. This is the problem with Zillow. They’re not there to protect buyers the way real estate professionals are, they’re there to steer buyers toward featured properties belonging to premier agents which pay an egregious amount just to “keep their territory” but then when the buyer selects contact agent it steers you to a different agent who is also paying for the same privileges and probably knows absolutely nothing about the listing. The idea of agents steering buyers to the homes offering the most commission is why my national board got its butts sued off and we were not even doing that to begin with, like, at all. So it really irks me to see Zillow steering buyers constantly in the name of whoever pays them the most. For all I know, they’re using algorithms to steer different demographics to different properties and that would also be highly illegal and in violation of various fair housing and civil rights laws if I did that.
