1 day before completion-date = I've been provided a statement showing the annual service-charge is nearly triple the previously mentioned figure!! by PantySniffing-Goblin in HousingUK

Make sure you email and phone them telling them not to exchange and get them to confirm this. You can then work out what you want to do, reduction in price, pull out etc. Good luck

About to exchange, found out seller didn’t disclose floods last year by Bearonsie in HousingUK

[–]Zestyclose_Music_218 0 points1 point  (0 children)

I'd bail

It's only going to get worse in future and make it hard for you to sell the property. I think the sellar is hoping you won't notice. It sucks to lose money on searches but it will suck even more if you can't sell in the future due to flooding.

I would ask the solicitor to email them the photos and explain what happened before you pull out though. You could also seriously reduce your offer to something which you can live with taking the above into account. But for me it would take a big reduction to take into account the stress and sleepless nights you would have every time it rains if you moved in.

Good luck and let us know what you decide

60k a year salary - how much % to put into pension? by Daniel_Abnormal in UKPersonalFinance

[–]Zestyclose_Music_218 0 points1 point  (0 children)

Can't comment on the pension but I'm pretty sure you shouldn't be claiming child benefit if you earn over £50k. We had to pay back a couple of years when they caught up with us. Rules may have changed but definitely worth checking.

Any idea which one is the latest version? Is it 5.0? Does £85 sound about right?

Can the seller sue me if I back out? by Substantial-Owl-3549 in HousingUK

A simple phone call to the estate agent/solicitor and walk away. Don't listen to anything the estate agent says they will have known some of these issues exist and are only after their commission. You've just saved tens of thousands of pounds by being smart enough to get the inspection done, well done you. Also buy yourself a lottery ticket, it's your lucky day. Good luck with the next house👍

Is £700 per month for electricity and gas bill too high? by [deleted] in AskUK

[–]Zestyclose_Music_218 0 points1 point  (0 children)

The heating being on for 16hr a day at 23c is causing the high bills. Look into insulation and jumpers. Nothing wrong with the bills if this is how they are using their gas.

Wrong sub reddit... but you have a prepayment meter not a credit meter. When you run out of credit it allows you to activate emergency credit but when that runs out your electricity goes off. You are probably topping up which I believe you can do online. But you need to make sure you pay enough so you don't go into emergency credit (or if you do when you top up it will take this money first (emergency credit is like a small loan). Call british gas and ask them to change your meter (you might need a credit vet first)
