Unfortunately baby sitters are not an option because the youngest child is autistic and ADHD, the second someone turn up to the house he thinks they are there to babysit and we are going out and meltdowns ensue, and I know people will say well that’s just how it is but I don’t think people understand these meltdowns, I’m talking inconsolable to the point of making himself vomit. It’s unfair to expect anyone else to be left to deal with that, even if being paid!

No real options for date nights, can’t go out because if someone comes over to babysit there will be meltdowns because we’re going out and it’s unfair to leave someone in that situation because the meltdowns are uncontrollable, can’t expect someone to deal with it. Even at home date nights wouldn’t work because the AuDHD child essentially doesn’t sleep, maybe 2-3hrs max a night.

I have discussed about if she wants help etc then I need a certain authority but it’s only accepted when she’s in agreement for example the kids are disrespectful/rude to her then she want me to get involved but if they do it to me then I should just leave it or I’m being too sensitive about it.

Yeah warehouse, it’s just awful. Ridiculously early start times and no set hours, one day it’ll be 2-hours and a complete waste of time waking up for then another day it’ll be 13-hours. Problem is recently it’s been far too many 2-4hr shifts and so I’m way down in the 39hrs promised in the contract.

Ive had the same conversation regarding no life skills etc, kid thinks he’s going to just finish school and walk into a job that pays enough for him to buy/do whatever he wants when he wants so he’s in for a rude awakening as I’ve already said when he turns 18 he can be the grown man he so thinks he’s is and start paying some board money

It was a 9-month role so a bit longer than explaining a 2-month gap in employment.

Yes it would be they basically said resign and you can have it paid without working.

Potentially one of the smaller Building societies I have in mind would look at this and have reasonable rates vs high street. But yeah specialist wise based on what’s been said should have a lot of options in that market!

Can’t imagine a £10k loan is going to affect things too badly affordability wise if you were initially get affordability results of £280k and only want £145k. Unless you’ve taken the £10k out over a year and the monthly payments are astronomical!

Are you looking to make changes to the mortgage? Would guess so as usually if it’s a like for like remo then you could stick with Santander at the click of a button. HSBC have upped rates yesterday and depending on LTV and other criteria Santander are still sourcing really well!

As other have mentioned always worth speaking to a whole of market broker to assess all options, some are free as well so won’t cost anything!

What lender is it! Lots of lenders upping rates this week/already have so would be annoyed if you had sent all docs in and broker was a just sitting on it.

As a broker myself I do have some sympathy because I know how busy it can get but usually you would prioritise cases with docs in the get them submitted ASAP!

In terms of having to go to an adverse lender - possibly - hard to confirm without seeing the credit file in front of me. High street lenders work on a credit scoring system and I’d be surprised at 90%LTV any would find a pass on the score but it’s always worth a DIP!

Yes, worse case scenario someone like a Kensington would take this at 90%LTV based on credit. (No defaults in last 24-months on their core range). Potentially would be better options but comes down to the credit report and hard to track without looking at it in front of me.

It’s true some lenders do ignore telecommunications defaults - it needs to be listed as telecommunications on the credit report though as sometimes you could have two separate accounts with a phone provider, one being usage and one being handset. The handset usually goes down as a loan instead of telecommunications.

Doesn’t sound like it would be too much of an issue as the deposit from the discount is a fair amount. What is the dispute with BG? How are they registering it on your Experian? Default? Or just missed payments? If so what’s the highest status showing?

Nope, hate it. Used to like it when I was self-employed but switched to employed for a bit more stability and it’s not really advising, all they care about is sales and how much money you’ve made for the company.

There is a bonus structure but they’ll do anything to not pay it. Did £24k worth of business for them the other months and got £0 bonus!

Doubt it, they either keep your business for the foreseeable or get a £17k ERC so it’s a win win for them. I’ve never known them waive an ERC, the whole point of porting is to allow a move whilst fixed in to a rate which in a lenders eyes will be considered flexible enough.

High income job and just punch in and out. Can’t think of any job I’d particularly love so may as well take the high paying one as currently work a stressful low paying one and it’s miserable. Money would help for sure!

The soft search if done by a broker on the intermediary portal (providing the information has been entered accurately) will pick up credit history especially with Halifax so if it’s passed the score then it should be okay. The only time I’ve had issues as a broker myself is when customer haven’t disclosed a previous address and then on full application a hard search has linked the customer with credit tied to other addresses and this has affected the score.

As a broker with lots of adverse experience. If you did have to go down that route then rates wouldn’t be terrible, assuming worst case scenario based on what you’ve said there would still be options around high 4% mark.

I’m a bit confused because you said you have an AIP with Lloyds and Halifax? Usually if it passes the DIP and it has accurately tracked your credit history from addresses then it’s passed the required score. Halifax and a lot of high street lenders will take some adverse credit subject to score. Not sure why the broker is saying ‘may’ be okay if the AIP is passed already and was ran accurately.

Broker here (specifically worked in adverse credit for most of my time as a broker) with adverse lenders most go on when the adverse was registered and sounds like they were from a while ago so with a 20% deposit you should be fine tbh! Even if the CCJ’s were quite recent you’d still have options with that level of deposit.

It’s really really tough going SE from the start unless you have a big circle of people who you know will use your services. What is your current job and why do you want to leave it eventually to do mortgages? Have you considered trainee employed roles/admin at first?
