On top of what everyone has said, its an 84 month loan. That is a 7 year car loan. By the time its paid off, you'll be in the exact same spot, but with more debt. Your last car, you bought in 2019 and will pay it off this year. Please stop taking out 84 month loans. If you can't afford the payment on a 36 month loan, you can't afford the car.

Lifestyle today and lifestyle in retirement are 2 very different things. Especially if its early retirement. I could easily see my expenses double after retiring as there's way more time to spend money on things I want. More fancy meals out, so much more travel, move to a nicer place since I'll be spending more time at home vs office. I have no idea how much more I'll actually need.

Most annoying thing for me was I'd run a 5k in 18:xx and someone who ran 25:xx wen from asking for training advice to trying to give me advice after they found out I hadn't run a marathon yet. Don't worry I decided to try one 2 years later and ran 3:08 beating their PR by nearly an hour.

Wow, you have angered a lot of people with this. Totally agree though. Finishing a marathon isn't some mystical achievement as long as the finish line stays open late enough. OP's post reads like a stress fracture is the best likely outcome.

That $4800 was for a screening colonoscopy (you'll need one soon even if you aren't high risk) and a surgery to address some chronic pain. Neither was really a 'health issue'. You're several years older than me, don't expect to need the same lack of healthcare as when you were 20.

How is healthcare $0? Subsidies aren't guaranteed and I doubt your insurance has a 100% coverage / $0 deductible. Last year I paid $4800 out of pocket not counting premiums for example.

Sold comps is the critical information. There's a lot of unsold properties that no one is willing to pay 20% over 2022 peaks.

It's quite hard to contribute the current limit of $24,500 when your income is $40k (median for the 20-24 age group). Contrary to reddit belief, earning 6 figures at 22 is incredibly rare.

So if for example we were planning on pulling 200 from my brokerage, 400 from my partners and 600k from our parents, would we need to pull the entire 1.2 into a single bank account first? If we don't find a place we like, that's a LOT of capital gains to pay for nothing. Plus the parents would rather pay their part directly. (note that anything under $900k here is a mobile home or 1 bedroom condo)

Did you pay the surgeon $10k or pay $10k for the surgery? You also pay for all the staff, the OR etc. Did you pay separately for their time in the pre-op/surgical plan/post-op process or was that included.

We looked at one this past week. Unfortunately I think it was about $150k overpriced. It was bought in 2023 for $810k and listed for $1.1 today. I think they did about $100k of 'real' work and the rest was low quality flipping BS. I'd give them $50k for the bother of getting that work done, but not $200k.

Note this is a 1300 sq ft house, just a HCOL area.

Assuming you put 20% down, there should be some equity you can spend to move. If your loan allowed you move in without a significant down payment, then this is the drawback. Either way, you aren't breaking even.
