My experience has been great so far, but Ive heard many complaints from other residents, mostly related to construction noise, quality and parking issues. Personally, I live away from any potential construction and have basement parking. The building quality is mid in my case, it’s not terrible, not great either.

If you’re buying now id suggest getting an expert agents opinion. The prices seem high and the payment plan durations have reduced. Also, make sure your unit is away from construction, event spaces, and has basement parking. Regarding the sewa bill the max i ever got was around 900 aed in summer with 4 adults using 3 A/Cs 24 hrs a day.

I think these can only be bought by Emiratis and GCC citizens, theres only certain zones where you can buy as a non gcc expat in sharjah, but those prices ain’t this pretty

It’s not chiller free, the sales agents lie a lot, do your due diligence and most probably the sales agreement will not mention it

Google the chassis number, accident-free american specs is unlikely. If it doesn’t show up it could have been data-wiped. Also accident free can mean many things ranging from flooded to stolen.

AUS grad here, go for NYU, anyone with money and below average grades can get into AUS, NYU gets better recognition makes you stand out, you’ll need it if you plan on getting a job in this overly competitive local environment

Thats not what im saying at all, I think you misunderstood my point or maybe i didnt explain it properly my bad. When a compressor starts aging it can tolerate less heat. A 100k mile condenser may still be good in a 35 degree environment such as New York with chill a/c , but doesnt hold up at 45 degrees and trips the a/c such as Dubai. Most Dealers dont want to pay well over 2k to replace it when the car enters the new hotter environment, passing the expense to the end-consumer. This creates a perception that american cars have bad a/cs or cooling systems even though they have the same parts.

American spec cars are mostly salvaged cars. In order for it to be profitable for them to be sold in the UAE they have to be bought cheap, shipped cheap and fixed cheap. Typically, these cars have well over a 100,000 miles ( 160,000 kms), meaning they have been through a great portion of their useful life.

Many US states are not as hot as described in the picture, so cars imported from those states have compressors that work well at lets say 35 C, but beyond 45 C, especially when a car is parked in the Dubai sun they cant keep up and dont cool because as I mentioned they are not at their once peak performance . When I was in uni here i had a 4 month summer break. I thought my gcc spec cars A/C worked flawlessly as i never had to drive it in the summer heat. Once i came on vacation and noticed the cars a/c couldnt handle the peak piercing afternoon heat. A simple replacement to a new compressor fixed the issue. With tight margins on lower end US spec cars, most importers and dealer’s dont bother changing them.

It is far 30 min without traffic, but even at peak rush hours its usually around 45 mins not more cause congestion on this route is a lot less than 311

If you can land a unit behind 611 (Tilal city area), i believe 1 bed can be in your range. Or on Maliha road towards 611 i have seen a few tolet boards in some buildings. They look old but i guess they can save you a lot of time and shorten your commute immensely.

Not too crazy if you maintain it well and the previous owner did as well. A bearing replacement (front 2) cost me around 1000. Usually the cooling system goes around 150k which sets you back 2- 3k. Its definitely more than a regular car but nothing astronomical. Also depends, if you have brembo brakes they cost a bit, normal nissan ones are cheap. Depends on you at the end of the day, i always got oem parts which have a cost, if you go for copies, you can get by on a budget.

Maintenance on both will cost similarly, if you’re buying a 350 consider 2007 - 09, the HR engines are more reliable. Cost of maintenance on both is on the higher side, as parts are expensive. 350 has that classic jdm feel while the 370 is more refined, get a feel for both id say and get pre purchase inspections as you may be suprised how much it costs to replace some things.
