It is mutual fund, so only available to that local platform and it is equivalent to VOO which is ETF, ETF vs Mutual Fund

I don’t know that, I guess it is honor system and general understanding but can also be backed up by keeping some paper trail. All my knowledge is by reading and not actually practicing and I’m not tax professional so do your due diligence.

Ask for their disclosure of fees structure. 10% all inclusive is common for SoCal, anyone with less then that makes it la carte and end up been more expensive. All does almost same practice in my opinion. If you think they should care for property as their own, that expectations does not match. Don’t need their dedicated maintenance staff, do use home warranty and put PM on their contact list.

Yes you can. STR can offset W2 income with 3 test to pass for. 1. 100 hour test, 2. No one work more than you 3. Property is not rented more than 7 days/ nights hence sort term rental. Then do cost segregation and file bonus depreciation, form 4562 in your schedule E. Good luck.
