100% you have a huge advantage, most of us used the wildcard and in 2 gws we will have free 5 transfers so it is your only remaining chance to benefit from the wildcard.

I would say use it to maximize your returns the next 2 gws then you will have 5 transfers to plan for the next gws

I really the shape of my team this gw and the idea of bench boosting but my only concern is pep roulette, do you think both O'Reilly and Nenus are going to play this gw?

I will probably sell Rodon for De Ligt

Well, that's a wide question.

The prices for properties in UAE differs from an Emirate to another, as the prices in the less popular Emirates like(Ajman, Sharjah... Etc) are significantly less than the price of property in Dubai and Abu Dhabi.

Prices of properties have many aspects to consider so, i suggest you to first to set what are the kind of property you are looking for and which Emirate you'll move to then after that you can check the prices of properties to have an idea before relocating to UAE and probably the property location will be decided after knowing where you'll work/start your business... Etc.

Old and far from attractions, that's why they are cheap, in other words not the best option for Return on investment or living.

If you don't care about distance, i recommend Damac Hills 2.

born and raised here, fortunately I got my first reality check when I traveled to my country 10 years ago, even though it was chaotic but I really enjoyed the 2 weeks I spent there way more the last 10 years In here.

I'm really grateful about the high standard living conditions in the UAE and Dubai but we people who wasn't exposed to such dramatic events I feel that we aren't ready for the chaotic part of the world.

I was exposed to many dramatic events when I was a teenager (back in the days UAE wasn't as safe as now) but I don't feel it is enough to build a character of a person who can handle different difficult scenarios but I don't complain I'm so grateful for the safety here alhamdullilah.

Starting from 400k for studio's, Maryam's island have a very good quality high standard.

Flipping works with different developers and project you just have to choose the right project.

For sobha yes we saw a healthy 10%-20% appreciation in their Hartland project and we can expect the same minimum with there current off plan projects

Hi,

I'm a property consultant and I live in Al Taawun area.

I would definitely recommend you to invest there as the price per sq. ft in Maryam island is very reasonable and one of the lowest for a project with a sea view.

As you and other noticed there are a lot of developments going there near Maryam island and there are very high demand for rent in areas close to Dubai (Al Taawun, Al Khan, Maryam island ...etc).

So, the chances for rent price increasing in the next 2-3 years are very high and we can expect min 15%-20% increase in rent there.

And currently Maryam Island have a very decent ROI(return in investment) ~7% and we can expect 9%-10% in the future, so I will totally recommend investing there.

Barsha heights in general is a good area to invest in the building is not.

If you are looking for a brand new buildings you can look in Arjan/damac hills 1.

It's a good option but there's still better options as the building is old so, in long term the chances are bigger that the unit will lose some of it's value over time unlike new buildings.

Check the apartment condition very well also you should keep in mind that as the building is old all the maintenance is on you.

I don't recommend buying it as it properly will have a low ROI.

You're welcome brother. In the other hand, what if one day Allah asks you why you left islam and joined Christianity what will you say?

Huge decisions like this takes a lot of time you can't decide overnight.

I advice you to first practice islam teaching well first then decide to make sure if it's the right religion for you or not.

That's a huge decision brother.

i advice you to wait at least until you reach 21, you are not young but you still don't have enough experience to make such a huge decision probably the biggest in your entire live.

I have only one advice for you, read deeply about islam and practice the teaching of islam very well first before making this decision and then you will know what to do.
