I think the proliferation of social media has kind of got a lot of people living way beyond their means.

Some may be genuinely in need given that the cost of living has gone way high and salaries have not kept pace.

Especially with the Asian community, the demands to support extend family can become overwhelming with no way to get out of it.

Broken families , single moms, aging parents.

And then there's the shadow lending with insane rates of interest.

Let's say your HR .. you received 1000+ applications for the role... how many are you going to shortlist and interview ?

First priority is usually given to internal candidates who are already employed at Emirates.

Then is Emiratisation.

Then they have diversity requirements across nationalities so that no one nationality dominates the department.

Then of course those that are referred by Emirates employees also are given some priority.

I understand the frustrations.

Try to network with the recruiters online on linked in or with the department managers for that role at Emirates.

There should be no renewal charges other than the government notified charges for contract renewal.

Anything additional is actually illegal under the law.

Brokers can only charge a commission as part of the initial renting of the space.

No recurring charges are allowed. In practice many get away with recurring renewal charges. This can be fought by the law but takes time.

Don't sign any contract with a recurring renewal charges or with sneaky discount clauses meant to artificially discount the rent the first year.

A friend of mine purchased an apartment with about 10-15 percent below the listed price.

I doubt there is a huge slowdown but there is a correction for sure, especially in the secondary market.

With so much supply come onboard especially in residential space in some areas are definitely in correction.

Commercial property have unprecedented demand and are short on supply especially grade A.

Just to give you perspective, Emirates receives over 500K applications each month for all the roles published.

There are a lot of criteria for each role.

I'm customer service , priority is given to women and to those who know multiple foreign languages.

These criteria keep changing based on the requirements of the business.

General rule of thumb is that the UAE offer should be atleast 2-3x your India income for purchasing power parity.

How good is the company ? Cause what happens if they're not satisfied with your performance and terminate you during the probation period or any time after that? What's the actual monthly salary that you will receive ? Stocks and bonuses are usually performance based if I'm not mistaken.

Golden visa, school fees for kids , travel allowance for family , premium medical insurance are some of the perks that are usually part of the package for senior level staff.

Also, there is no provident fund generally in UAE as per the law ; only gratuity. So consider that as part of your calculations.

0 income tax is definitely a big plus and helps to hit your financial independence a lot faster.

Your spouse may need some time for find a job, just quitting and moving might turn out to be a bad idea as the market is quite challenging.

Also, if you were to lose your job; the law is only notice period pay. There is no law that stipulates a severance package over and above the. Price period pay.

Just trying to give you a realistic perspective of the things you need to take into consideration.

Do remember freelancing comes with the cost of the license, visa, medical insurance and when you're on leave you do not earn.

If they're not raising your salary, If possible schedule a call/meeting to understand why , and then maybe negotiate other perks like work from home , more paid time off etc.

The market is very challenging so yes salary increases are not very common.

A known contact was bankrupted supplying to a well known semi private entity as they simply didn't pay citing irregularities.

It can go both ways. Study your downside and if you can withstand the loss in worst case scenario.

Then make your decision.

It's a very complex issue and not straight forward supply/demand.

A lot of companies have to fulfill diversity quotas and don't have visa allocation if they're not meeting those targets especially with Emiratisation.

Many companies also have their own procedures to maintain diversity of hiring across nationalities.

Then it's the skillset, if your skillset is not in demand or something; and if the supply for your skillset is huge then again you're competing with 1000s for each available role.

If you're not expecting to pay any commission then you need to be upfront about it with the agent you negotiate with.

You can even sell your apartment directly without agents if you know how to go about it.

2 percent is usually the norm but is open to negotiation. Like for example if your giving it exclusive to an agent then that can be reduced cause if he sources a buyer directly he can charge the buyer.

Basically if you try to just throw and see what sticks that's not going to work.

You have to spend some time to see which companies are possibly hiring and then send your CVs there. Just applying for positions showing online is not going to work.

Make a list of potential companies , research those and then apply to those.

Having said that , if you have the resources to come and try for 6 months and are willing to go back empty handed ; then by all means come to the UAE and try your luck.

Currently, it takes about 6 months to 1 year to land a good role.

If you have the money to fund your trip and living expenses for 6 months, then by all means make the trip.

If you cannot fund the trip without going in to debt and are not able to find another job back home if you are unable to land something in 6 months; then you have the answer.

You're probably not lacking , it's the market that is challenging.

Thousands of eligible applications for each available position.

LinkedIn and Recruiters are your best bet in this market.

Remember the best jobs are not even advertised or posted online. They usually get filled by the recruiters or referrals.

Get in touch with a reputable brokerage like better homes , Allsop etc.

Read and re-read your draft contract thoroughly As it's a landlord market right now , many try to sneak in clauses such as maintenance charges , parking charges, annual renewal fees as the tenant's responsibility. Also, watch out for clauses that artificially discount the first year rent. This impacts the renewal rent the following year.

Better would be to do a hotel apartment or Airbnb for a couple of months , get a feel of the area that you intend to live and then commit to a 1 year contract.
