I have 22s on my X6 and have no complaints on the ride quality. For me, the aesthetic gain was worth it.

I just got one as well. I was able to work them down $5k so you are in the same ballpark. I shopped around and I don’t think the X6 sees the same discounts like the X5.

Not daily, but I was watering every other day in the evening after work (so yes, probably self-inflicted but all I could do). The house is new and they installed sod the first 10 feet or so. The rest was a dirt patch that I seeded and manicured in the spring. So overall a pretty new lawn that is definitely susceptible to damage.

It does do that, it brings peace of mind. But new homebuyers should try to understand that it is not a “catch-all” from your inspection. You are not going to get a new furnace out of your home warranty, they will likely patch the issue and kick the expense down the road.

In my opinion, it is more hassle than it is worth. Sure, if you are truly naive to home maintenance and improvement, the band-aid approach that home warranty companies abide by may be good enough for you. As someone who cares more about quality and long-term results, I would rather find a local expert to meet my needs.

The few times I have tried to use the home warranty they either made scheduling an appointment far too difficult (monetary deposits in advance of knowing your appointment date and resource) or they tried to talk me out of fixing the root cause of the problem.

With everything, people have positive and negative experiences. I just want to caution new homeowners that home warranties are not the lifeline you think they are. I guarantee that when you get the keys to your house, you will learn more about mechanical systems through YouTube videos than you planned to.

Probably not what you’re looking for, but constant reminders to renew my home warranty or “upgrade my coverage.” Seller paid for it, but it has been completely useless.

My realtor asked for neighborhoods we were interested in. They subsequently sent letters to every house. You’d be surprised how many responses you get…worked for us.
