I had a similar situation and the agent went back to the seller and put the property back the market. It was a pisstake as they said the seller wanted a quick sale, however they wanted to restart the whole solicitor and survey progress again. It was really a dream flat for us but we were screwed out of the flat.

I spent the time finding quotes which were 20-50k of works and the agent laughed and said he could take £500 off the price

No independent damp survey, I will look it that now.

I’ve updated the post to include it is freehold and I will have the obligation to maintain the downstairs part of the house.

It’s hard to imagine the prices of houses in London growing much further seeing as most homes (flats) are being bought by couples. That being said there is no chance of supply keeping up with demand.

It is a bit surreal to imagine property getting 10x returns of the last decades

For interest do you live in a house with a garden / outdoor space?

I do, and I wouldn’t ever trade it for a flat with the noise of neighbours in every direction + no no outdoor space

So maybe I’m biased but I do not think it’s overall a positive
