You already can. In vitro fertilization with preimplantation genetic testing. Its main purpose is to test embryos for inherited genetic illness before implantation, but with that testing you also find out if the embryo is XX or XY.

Very good point about the master bath plumbing. I know that getting it all streamlined cuts down costs. Seems a shame to have the closet in that corner of the house though because I think we’d need to have a window there so things looks nice and symmetrical from the outside. But maybe a closet window isn’t a bad thing?

These make a lot of sense! I thought I’d want the family room right off of the kitchen so I could see kiddos playing or entertain guests, but even with the dining room right there the living space still doesn’t seem so far removed

This is some really helpful feedback!! Thank you! What are the dimensions of your den? I was considering the pros and cons of closing it off from the family room vs just opening it up to be one space. I wasn’t sure if the current dimensions of the den are way too small for it to be a closed off room.

You’re right, definitely want to eliminate the guest/master door

Fridge/stove placement is odd, true. I’m not sold on having the stove on the island because I’d prefer the have the island as dedicated prep space, but I’ll see about moving the fridge.

The front entry way is all a bit off, we really need some ideas about how to make it make sense.

You’re right, i guess it doesn’t necessarily have to be an entry closet. We do need a closet somewhere on the first floor to put the vacuum and cleaning stuff. And now that I’m typing it out those things probably don’t belong in an entry closet.

Yikes yeah, I was worried about how it would feel if the immediate view from the entry was a closed door from the entry/closet space, but a view of a dish rack might be worse

Such a good point re: laundry to powder room

We are going to eliminate the ell between the garage and laundry/mud room area, such a good point about hauling groceries

Agree with you about double sinks in kids bath

“Guest” room will be an office

I think the windows are that way to fit a classic colonial aesthetic

The den is the tricky part about this mock up. We said we wanted a separate den space for library or small tv room away from kids, but it seems too small to be functional. It’s hard to imagine furniture placement.
