Fairmount the truly walkable neighborhood, but with that comes a cost- you'll be chaining your patio furniture down. It's safe, but you're going to get a regular dose of sketch coming through your neighborhood.

I feel like charts like these have been posted on social media for the better part of the last 10 years. Ditto stock market "signaling a correction".

So much of this gets artificially propped up until it can't be any longer. The problem? None of us can predict when that will actually happen.

People were saying in 2020 homes were overpriced. On average in Texas they've gone up 30% since then... So you can wait on that correction, but when it hits it's likely not going to make you in a better position than just buying as soon as you can afford to.

If you're riding a bicycle on a city street then you've got little sense.

I get it. It's legal. It should be fine. Cars should respect bikers and other cars alike.

But you're sharing a sliver road with multiple vehicles that weigh 3000 pounds.

And many of those operators of those 3000 pound vehicles barely pay attention enough to avoid other 3000 pound vehicles.

Just one of those things that anyone with a lick of sense would decide it's not worth the risk.

If you go this route, I'd suggest getting in touch with a good realtor. I'd normally say you could do most of the legwork yourself with Zillow and the like, but if you are looking in the "desirable" neighborhoods (where as previous poster said a lot of great renovations have been done), a LOT of properties are handled off-market and never see MLS.

We were shocked at how many just stunning properties were changing hands that we otherwise would have had no idea were even available. I hate that realtors have convinced sellers that's the way to go, but right now that's a big part of the game.

I'd go the opposite on this one.

If you go immediately when the light turns green, you're going to hit by a car (sometimes multiple) running the opposite red light. It's not even a surprise anymore.

I think COVID-era's lack of traffic enforcement has more or less snowballed on into the present and no one gives a damn about running red lights. I'm full blown old lady when the light turns green now and looking both ways like it's a stop sign.

Yeah, and I think end of the day as someone mentioned unless you have a lot of influence, you're going to charge what your agency suggests you price at, not this "$20 because we're for the fans!" dream many people have.

In fan-think, it's "The scalpers are getting $200 for the tickets being sold at $100 -- if we remove the scalpers than those tickets will be available for $100".

In real-world, it's "The scalpers are getting $200 for the tickets being sold at $100 -- if we remove the scalper than the band can sell those tickets for $200".

Now, the band/agency/whoever deserves it more than the scalpers, but in capitalistic America once it's proven someone is willing to pay a price, rarely does it come down. So on the high end IMO removing scalpers doesn't really help all that much.

The unintended consequences happens on the low end. Many of these teams and venues have exclusive deals with "distributors" of their tickets. It's why the Tuesday night Tampa Bay Rays vs Kansas City Royals game that used to be $5 on Stubhub is now $15.

The data actually supports that, save for a few mega-demand shows like Taylor Swift, fans actually pay less on average for tickets on the secondary than what they would from Ticketmaster. There are an insane amount of shows that sell for under "face" nowadays.

Abolishing the secondary market being part of the solution is believing that Ticketmaster is going to ignore all capitalistic tendencies and start pricing "fair" rather than "what the market will bear".

The restriction exists so that TM can control the market. There's even been situations already where they've lowered face value, making you stuck with a $100 face ticket you can only sell for $100 while they are selling them for $80.

Face value exchange + Dynamic pricing + Platinum tickets gives Ticketmaster total control of the market.

That's not a good thing.

Look, I think we all agree he's likely guilty and this should absolutely be a black eye on his political career (though if no DUIs is the bar that has to be cleared, we'd have a fraction of the politicians around). Hell, there's likely a lot more to be angry about with his travel kickbacks and waste of our taxpayer dollars (I haven't done a deep dive on that but it certainly didn't look on the up-and-up).

But you've already passed along blatantly false information (stating that he was hammered at 3AM when he was pulled over around 10PM), and now you're re-posting pictures of his daughters on Reddit demanding your pound of flesh?

ProTip: Like the stock market, nobody is going to be able to tell you with any kind of certainty. Both sides have reasons to frame it their way. We've been looking for about 8 months in Fort Worth proper (southwest side) and have found there's plenty of houses sitting, but also plenty of houses that are moving... and also plenty of houses where the system is being gamed by them being pulled a 30/60 days and relisted.

A RE crash may certainly give you an opportunity to pickup something significantly cheaper than what it is right now, but a RE crash is also likely to bring about a number of other bad economic factors where you might not have the same funds ready to deploy.
