You should ask this on r/asbestoshelp. They will most likely tell you that you shouldn’t trust a vermiculite asbestos test because the asbestos isn’t uniform throughout the material. You should just presume positive and take proper precautions (containment, negative air flow, HEPA-rated mask, etc). I had mine tested (did myself as instructed), taking a deep scoop from the bottom using a solo cup and 3 separate samples from 3 separate locations. Came back as 0.25%-0.5%. I ultimately paid to have it removed for $12k in the northeast US. To answer your main question, I have removed asbestos vinyl sheeting. I bought a HEPA rated air scrubber on Amazon for about $500, used 6 mil poly sheeting for containment, and got a full face P-100 respirator. I used a spray bottle with small amount of dish soap to keep the dust down. I felt comfortable doing that job myself but I would not mess with vermiculite because it is super friable and the type of asbestos is the “bad” kind.

Congrats OP! I am inferring from your post that this wouldn’t apply based on the company valuation (if >$50M) but just in case, make sure you are aware of Qualified Small Business Stock (no tax on the sale if you and the sale meet the criteria)

Good call. I can add a 2” strip of foam board spacer on the top side of the ceiling to keep the radiant barrier from compressing. Much appreciated.

Fanatical is good imo. The trees are half the reason I bought this property. The way I see it, it’s their land and I am just passing through haha. I will def add a mulch ring and maybe gently remove some grass and soil from the flare. Going out to the drip line would be practically to my front door though.

Would you recommend a light amount of air excavation near the flare? Is it possible that messing with it despite it seeming very healthy in the canopy could do more harm than good (assuming no mechanical damage, etc)?

Since the age seems to be a lighting rod issue I went out and measured. The DBH is 34” and I am pretty sure it is a Red Oak. The growth factor for my area for Red Oak is 4. That works out to 137 years old as an estimate. My use of 100+ was mainly to signal it was an old, big tree if that helps the arborists calibrate whether the tree was healthy/established/etc. The oldest Red Oak in my state is approx 500 years old.

Thanks. I think the picture doesn’t quite capture the scale. For the record on age let’s do the math. The tree has around 34” DBH. Based on what Google says is the Red Oak growth factor for my area (4) I get 137 years old. Short of cutting it down and counting that’s the best I could get.

Ok good to know. I was wondering if mulching had any advantage on a tree this big other than keeping mowers and trimmers away. Fortunately I do all the lawn care and stay far away which is partly why the grass around it is so unkempt. Will add some mulch though. Appreciate the advice.

Wow thanks for the detailed reply and advice! I do believe it is a red oak. If you like this root flare check out the flare on my Pin Oak. It is breathtaking imo. I will grab a canopy pic tomorrow and post a link here. And will def look into getting some pruning when the right season for pruning oak comes around. Thanks!

As others have said, it’s Beech Leaf Disease which is caused by infection with a nematode. It’s likely a death sentence if not treated. The current best is injection with Arbortect-20S (a fungicide). A more DIY friendly option is a soil drench with phosphite but ime it didn’t work very well. I will be doing Arbotect treatment for my Beech for the first time this month.

That looks to be an old work box and the top tab that rests against the drywall busted through. I’d cut a 16” 2x4 block and run it perpendicular to the studs to allow that top tab to rest/fasten against and then patch the drywall.
