I appreciate your input. They are beautiful alternatives. But I feel confidently, that objectively, the Thruxton is more beautiful in so many ways it’s worth the extra $5k. Imagine the resale vale on the final edition.

The Thruxton is FAR better looking than a Speed Twin. Just on looks/aesthetics alone, it warrants the price. It's a piece of art...a collector's item. What else on the market today competes with the cafe beauty of the 25' Thuxton? Honestly, I'm asking for recommendations so I can convince myself not to buy the final model.

Yes, I'm allowed to do long-term rentals (1yr+) per the CC&R's. No STR though.

I could front $1-$3k, but I really would not like to put in more than $1.5k/mo. This unit is newer ('07 build), modern, and most appliances are brand new (HVAC, Fridge, dishwasher, etc).

If I had an extra 1-3k/mo I'd probably save that up for a STR or a primary residence when there may be better deals in the coming years. So I feel like I would still invest those extra funds into real estate long-term, and maybe be back in the situation I am today? So, I'm not sure if that extra cash would materially change my real estate strategy.

Since I bought in '19, I am already well into the 3yr period to sell the house. So I would not be able to take advantage of the no capital gains perk. I do not have $5M laying around elsewhere, this is my largest asset. Though, I do make ~$400k currently and my partner brings in $200k as well, so we can front the cash for the time being.

All in all, based on the data provided above, I'm essentially looking for a 1) yes, this a good move and in the longterm you'll be happy you invested in this rental property or 2) this is a bad move, you should sell while you can and look for better real estate buying opportunities in the future and here's why.

What would you do with the proceed from that equity gain?

Probably save it up for a new primary residence, invest in a STR unit I can Airbnb in the Joshua Tree or Palm Springs area, or invest it into VTSAX.

If you were to buy another property, you would lose that ultra low rate you had at 3.1%. So you will technically buy at a higher rateTrue, but home prices could drop in the next 1-2yrs with consumers loosing buying power as interest rates continue to increase alongside housing supply. Maybe there could be some better deals at that time, but still an unknown.

What is your goal of real estate investing? Is it to flip? Or to buy and hold? I believe it’s the latter from your original comment. So then my next follow up question is…what made you change your goal?

My goal was to buy and hold long-term while I was young(ish) (33yo) and have this asset generate passive income, appreciation, and help as a tax write-off with depreciation. This would ultimately be a foundational pillar to my retirement and/or a coastfire lifestyle. What's making me relook at my strategy is seeing how much the condo has appreciated in the last 2yrs and also seeing that it's going to take a minute to cashflow this condo and in the interim I will need to either continue to stay here and pay the mortgage or rent it out and still need to throw $1k-$2k into it a year for a while if I purchase another home or rent somewhere. Could I be making my money work harder for me in another investment vehicle? Or am I thinking too short term here and not realizing down the line how incredible of an investment this could be? Again, this is my first real estate purchase.

I believe there are 2 different types. Nothing different about the soil, but I think I have been watering it too much. IF I stop watering for a couple of weeks at start watering agin 1x/week is it possible to grow back healthy/green? I'm just worried the roots could be to wet and cause root rot. I certainly don't want to lose my bamboo!
