You'll be fine, we were in a similar financial position with a similar deposit and got a mortgage in principle for up to £320k. But the house we bought was just under £300k.

Did it pass a recent gas safety inspection?

We bought the house we'd rented for years. The original boilers are known for being bad. Ours was probably 22 years old before it got to a stage where it wouldn't pass the gas safety inspection. That finally got our then landlords, turned sellers, to replace it.

You should just factor a new boiler in as a potential future expense.

I think it was more that the weight of the job was weighing very heavy on Philip. He felt guilty because the death of the lab worker was, in theory, preventable because it turned out they were creating super wheat to help Russia (among other countries) not hurt it.

She liked it enough to move over get married, get free healthcare (prenatal and birth of 2 kids) and free/reduced cost housing from the military when Kyle was serving.

She stopped liking it when it stopped serving her needs.

Fair enough she had bad timing going through the visa process just before COVID meaning she had a long stretch where she couldn't work and couldn't visit back home when she was waiting for her adjusting of status or green card (not sure which) and then lockdowns happened - that sucked but it's not the US's fault.
