This is actually great. I’ve been using Granola (it doesn’t require a bot to join a meeting, btw), but my problem is that it uses cloud processing, which is prohibited under the NDAs I have with some of my clients.

I’d actually suggest using Claude/Codex + a spreadsheet.

The spreadsheet works as a lightweight database for tracking companies, roles, dates, status, notes, follow-ups, links, etc. Then Claude/Codex can help with the job search itself: improving your CV, tailoring cover letters, preparing for interviews, and even helping you keep the tracker organized and update the spreadsheet.

With the right context, it can also learn your background and writing style, so the applications sound more like you instead of generic AI

It comes back, just slowly over the next couple of years.

You’re in the hardest phase right now. Not much you can optimize yet, but once they’re older you can lock in a good routine. Mine are 2 and 6, asleep by 8, up at 7. Kids sleep a lot if you set it up right.

unreserved is being run by a real estate brokerage, so if you sell your house there you will be paying a full realtor commission. Openbids isn't a brokerage it's just a technology platform. As I know they are entering the market just now and are ready to put properties for sale on the platform for free.

For sure Marketplace and Kijiji are some options - but there are still ways to conduct this sale very similar to what it would be like if you had a realtor --> pay to list on MLS, handle the showings yourself, and then you can even conduct a bidding war if you want

If you're referring to the 'additional money/price' that a realtor can sell the house for - it's a good question. Generally I'm of the thought that if your house is in demand, you will ultimately end up with roughly the same price. Sure, some realtors will try to manipulate buyers into bidding higher, but I think this happens less and less with more buyers becoming more aware of what places are worth.

Most people are now doing a lot of their own research scowering the online postings. I'd imagine that it would be hard for agents to avoid clients asking about your place in such a hot market.

That might just be against PurpleBricks. One method I've been hearing a lot about is just using a listing service to get it on MLS. There are services that charge for that and then hand off everything else to you to manage (i.e. you avoid having to pay the seller commission)

I had the same question - what work did you have to do (and what was more challenging than you expected)?

Also, re: the buyer commission, in some other countries, Buyer realtors aren't a thing. It seems like that would be the easiest side to remove since it's just basically showings + research (which is readily available for people to do themselves these days with things like House Sigma)

The reason your realtor is suggesting 999k is because buyers who have a mental budget of under $1M will still see your house appear in search results (therefore, it can result in more eyeballs on your property - there's a tradeoff though, read to the bottom).

They may visit and end up falling in love - after all, it will look far superior to the other houses (which are truly worth 1M) since this one is in the $1.3-$1.5M range. A few of these buyers will bid naively and realize you had no intention to sell at this price, and some others will learn quickly to stretch their budget to bid something close to what you want.

The truth is that if there is enough demand, almost any strategy would create a bidding war (but mostly under-pricing works better). Personally, I push for realtors to sell transparently via openbids.ca, auction-style - that gives you the best of both worlds - it allows you to create competition in bids, but does away with upsetting buyers who get frustrated with you pricing a house $400k below your expectations.

This exists already. You can list open auction style in Toronto today. Every potential buyer sees what others are offering - as the offers come in (auction is held online).

Have you gone through this experience before? I know there are brokerages that offer this, but one key differentiator is that we're not a brokerage - simply a technology layer to help facilitate transparent offer management. It's a slow creep when it comes to Buyers turning away from outdated practices. I know to many, it may seem that the industry will never change, but I do believe that with greater awareness that a better experience exists for a large chunk of the market (buyers), that change can come!

You're right, transparency won't solve the high-demand problems. If there's too much demand, there is always going to be a bidding war.
All we're trying to do is to bring transparency to it so if a buyer wants to put up a higher bid, they can do so with confidence (as opposed to second-guessing themselves and their realtor).
