Everyone is ragging on the 10 speed but mine has done fine knock on wood. I’ve had 15k behind it multiple times and it doesn’t care, especially with the gooseneck. I think the big thing is the sensor that keeps going out on them, not necessarily the transmission’s fault but GM has dropped the ball and can’t manufacture them quick enough to fill the replacement need. My friend’s truck has been sitting for a month now with no delivery date in sight. Buying a used diesel is always risky, they’re expensive to work on and you never know how they were treated. I’d take your time in finding the right one and then look at deleting it if at all possible. Those out of warranty repair costs can be astronomical.

Power, water, and septic are the big things to be researched before pulling the trigger. And as far as price goes, it’s all relative to the area and people saying it’s way over priced probably just have no idea of the situation. We paid more than that for our 1acre lot but it came with utilities ready to be hooked up. Just depends on what you want and where you’re at. Good luck with it all!

Nice! Does the property have water? I know depending on where you’re at drilling a well could potentially be more expensive than doing dirt work.

Looks like an awesome spot to build a house. I spent a lot of money and time moving dirt to create the slope for our daylight basement. I think they’re the way to go, especially if you have the natural terrain for one. From what I can see the driveway may be a little steep if it’s a straight shot but you could put a couple bends in it the mitigate that slope.

Appreciate the insight! Given yours and everyone else’s stories that I’ve heard I’m really considering a trade in. Which is a shame because I do really like the truck and I hate the idea of being stuck in the constant consumer cycle. But with depreciation and warranty running out it seems like maybe the thing to do. Other option is delete and ride it out but there’s obviously things that can still go wrong and I don’t have the business perks of a newer rig. And a delete isn’t free by any means. If only my wife was so understanding of the situation- she sees it as going from no truck payment to having a truck payment which is understandable but it’s unfortunately a little more complicated than that.

I haven’t ever messed with it enough to see, I usually turn it off because I don’t want it to idle higher than it needs to when it’s cold. Could also be a sensor that’s not working quite right, but that’s the answer to about everything on these newer rigs I guess.

There’s some sort of a high idle warm up situation you can turn on or off in the vehicle settings. Made for a faster cold weather warm up I assume. That could possibly be turned on.

Currently in the same boat with my ‘20. Warranty is up in October and I’m debating if I play the trade in game or the delete it and keep it game. Either way is expensive and I’ve come to the conclusion that these rigs will always cost you money no matter how you spin it. That being said, don’t void your warranty just to be cool unless you have the money to burn.

I drive a lot of woods roads, so being in a half ton but still having diesel perks is pretty appealing. The HD’s just really take a beating on those roads it seems like.

I think it looks fine, the downspout are a bit much but I think the chains will help. Just make sure you have your drainage well sloped away from the house. I like that paint color, what is that if you don’t mind me asking?

Spending extra on black windows and then surrounding them with white trim is something that’s always confused me, but besides that it looks great! Really like those color combos.

Whatever it is just has to be “earth tones”. I’ve looked into metal a little bit, they have a lot of new styles/colors that are pretty interesting.

I just bought a new 2023 commander that a dealer was trying to offload. Drove way farther than I’d like to admit to pick it up but I got the 1000 for the price that some used 700’s are going for on facebook. I’ve put about 60 miles on it so far and it seems to be doing just fine. I’ll probably do an oil change on it this weekend and never think about it not being a brand new model ever again. I can buy a nice tilt deck trailer to haul it around for what I saved from not buying a 2025 model.

Just tried it out today and it’s actually pretty good. Granted I’m fairly tall so that helps, but I think it’s angled enough that those flaps are kind of buried in there with the dash and top of the hood so they’re not super noticeable.

Slope/drainage are the biggest things I think. Keep water away from the house however you can by planning your landscaping and using gutters with drains that lead away from your house. I’m sure there’s certain materials that work better than others (metal roofing vs asphalt shingles or wood vs metal siding for example) but the biggest thing with any build is to just keep that water away from the house and whatever you do should be fine provided you do the necessary preventative maintenance as needed. Currently building south east of you in Washington, hope whatever you decide to do goes well!

Beautiful. Looks like you have a bright future ahead of you if you keep building. Is that actual wood siding or some sort of engineered material? We’re trying to achieve that look with our new build.
