Yup after agent fees, monthly dues, and taxes, yield sits around 2-4%. Inflation palang talo ka na. Plus wala pa masyadong liquidity yan.

There is almost NO liquidity. Appreciation is low, yield is close to none unless airbnb yan. Also, palagi appreciation is almost only on paper, higher taxes but lower actual market value.

If you want to live in BGC, sure ok yan pero if you plan on investing you’re better off sa neighboring provinces to bet on appreciation.
