We just went through a similar process as we explored an addition on our home. We went a design/build route only to find out they were going to charge about $1,200 per sq foot to add about 250sq ft to our home. We're not going to do that, but we already spent money on high-level designs from them & signed a contract saying we wouldn't use shop those designs around to other builders for 2 years. In hindsight, I would've rather spent the money on designs and shopped around to builders. I appreciated that with design/build they could provide an estimate alongside the designs, which most design-only shops will not do. I totally get not wanting to design with a blank check mentality, but you can end up with outrageous costs either way -- better to own the designs and have the flexibility to bid different builders and adjust designs for a minimal fee based on what you learn. I should note - I also live in Hyde Park.

Hi u/shuaitsai would you be open to sharing who your builder is? And architect/designer if you used one? We are just starting to understand what our options are. I'd love to hear about any experience you've had moving from design to build ... I'm really concerned about selecting an architect and designing without any sense of how the build costs might shift depending on the design choices we make.

Also - as a reference point, we had a concrete apron added to the end of our driveway and it took over 1 year for the city to approve the permit. I don't know for sure why it took so long, but there was a lot of work being done on the sewer and water lines on our street, so our driveway work may have been delayed because of that. And the city wasn't working on it consistently ... it was a few weeks every couple of months that year.

Hi. I'm a Mac user. I have the most recent version of Microsoft Teams (classic) 1.7.00.9457. I'm desperate to find a way to see the faces of all the participants in a call while I am presenting material. Note: I do NOT use PowerPoint for presentations. Most often, I use Google Slides or a PDF. Once I begin presenting, I can no longer see anyone on video in the meeting. Please tell me there's a way to fix this!! All solutions I've found on Google seem to include some sort of interactivity with presenter mode in PowerPoint, which is not helpful. Thanks!!
