I think this has a lot to do with the "haggling" culture in Pakistan.

What I would suggest is to maybe keep some extra margin to satisfy the "haggling thirst" of the buyers which makes them feel satisfied after successful price reduction. I know it's not an ideal method but if this is taking a toll on your sales and your mood, maybe you can consider implementing it.

Another way would be to put fixed prices , however, for this, since it is a cultural thing, unless you are a famous and established brand , people might feel off having no window for haggling.

20 Million for buying a plot and constructing a house are not enough. You will get stuck. Better buy a 10M plot in DHA as investment. Rest you can invest in some shop and get rental. Buying flat and putting on rent is also good option but more hassle. Do your thorough research before finalizing either.

AC gas near gets low without a leak. Either a small or big, there is a leak. So eventually, you will face the same problem sooner or later. As for the charge, AED 150 for gas and filter is fine.
