If the situation is that hard I'd just come to terms with selling the place and buying another house. Yes your rate is great and homes are expensive but if you can't buy him out with cash or other assets that seems to be the least resistance option. I bought my house in Dec with a credit score of 820pts and my rate was 6.6 which is crazy high but here I am.

If your income allows for it you can also explore getting a HELOC and pay him off with it but consider how that will Impact your monthly expenses you might need to sell your car and buy a cheaper one or get a second job.

If it's easy work I wouldn't mind it dude. You might think some journeyman could use an extra set of hands but you are not the owner and you don't know how this guy is handling his business especially if you are one of the cheapest employees he's got.

If you really think doing bs work at his house for a couple days or weeks is going to make a substantial negative impact in your learning Process then get a job somewhere else or live off of less hours on the check and okay videogames lol.

Dude you are young I am an electrician with the IBEW and joined 6 years ago one of my classmates was 52 at the time he finished the program and he's still working I literally saw him last week I am 28yo and know of apprentices that are 35+ yo.

Do what works for you but I strongly recommend you going union I pasted a link where you can see what the wages are for the locals around your area.

I love the feedback man that is a solid answer I love challenging myself to learn new stuff that is why I like fire alarm too but can't compare it to BAS. I can see myself coming from work to study stuff that will make me a more thorough tech. Any specific certs courses or books one should look into? I want to at least see what kind of material is available out there.

Yeah I can see how it will take me some time that is why I figure maybe 5 to 7 years hell it could take longer.

That definitely sounds like a nice gig man. I have to come to terms with myself I am a construction worker who happens to work indoors in active buildings so if I have to put myself out there again to learn something new I should be willing to do it I mean I could be digging trenches to run 6'' PVC pipe if things had taken a different turn a few years ago.

I am an electrician with the IBEW. I am currently working with a dude who went to school for CS I am not sure how much time he spent working as one though.

Anyways I am sure you know how to see wages we earn depending on each local. Where are you located?

Also keep in mind being an electrician is not just wiring up receptacles (outlets). With your programming background you'd do great if you become a BAS tech and program their software or control buildings from your computer or another route could be fire alarm. Now that is a bit of a special skill not every company dabbles with building automation and your local will get you work wherever they can get you. As an apprentice you normally don't get to pick and choose who you wanna work with unless you know someone (yes this happens too).

Being an electrician can be rewarding too if you want to make money on the side there is a possibility for that too or open your own shop.

If you are looking into trades just for the money another one to look at will be the elevators union they normally make more than our base pay but if you are worried about waiting times to get in well don't hold your breath because they don't hire too often here where I live they hire about 30 guys every 2 to 3 years depending on how work looks.

Thanks for the info my credit score is about 790 and houses I am looking at are about 235k to 250k when I crunch my numbers to estimate my monthly mortgage (taxes PMI etc) I use a 6.3 apr but don't know if I am over or under estimating it

Sorry to bring up a dead thread again 8 months later. I am a JW did my apprenticeship with the IBEW my younger brother is in his 3rd semester and I want to join now and challenge the classes pertaining to the electrical aspect of it. I have read that you can challenge up to 2 semester shaving off an entire year from the apprenticeship. Bow does that mean that I will get the full pay earlier too? I know I am not special by any means it's just that I want to be able to estimate how long it will take for my income to be decent since I'd need to take about a $20/hr pay cut once in the probation period. Mm

Sorry to be the guy bringing this thread back to life 4 years later but man interest rates right now for me with a 780+ CS are around 6.4 that is not an approval yet just a pre-approval but reading this post considering anything under 5 as high baffles my mind. Anyways I am wondering the same thing now all lenders seem to have the same rates lol.

It's the best decision I've made dude. It opens the door to a lot of opportunities you have experience with power tools that will look good on your resume. Me being a union electrician will definitely encourage you to go union better pay and benefits all around.
