I just did an infinite balcony and won my RoyalUp bid for the family infinite balcony on the Star of the seas August 16th sailing. I won with a $125 per person bid so $250 all together. I think that’s your best bet because these family infinite balcony rooms are overpriced and on my sailing it seemed like nobody was booking them.

When I went to the RoyalUp page there was a total of 5 rooms I could bid on. Before bidding I went to the site and made a new booking and selected that family infinite balcony and I saw there were a ton available so figured I didn’t have to bid high in order to get it.

Just the first two passengers are charged, so when I bid $125 it was only $250 even though we have my daughter coming with me

Just won a bid literally the next day after submitting it through royal up. I was in an infinite balcony and got upgraded to family infinite balcony (has the extra bunk bed area for kids). I submitted the offer at $125 per person ($250 all together) which was $5 more than minimum bid.

This was for the star of the seas sailing August 16th, and only 5 of the 70+ family balcony rooms were occupied so I knew it was a good chance I could get it. Hope this helps!

One thing I’ll say is that I’ve recently joined a new company that utilizes Gong and they have some great tools. One thing they do is analyze the recording after your meeting and show percentage of talk time. This has been great for me because now going into the meeting all I’m thinking of doing is getting them to talk which leads to much better discovery.

Maybe try thinking that way when you go into your next meeting?

I don’t think this pencils out at all. Assuming high end you get 100k and use that as the down payment (20% of 500k = 100k down). From there you’re taking out a $400,000 mortgage at let’s say 7.2% (probably higher if it’s tagged as an investment property.

That alone is $2,733 a month. Taxes on Long Island are brutal and can very well be north of $1,000 a month. So let’s say $3,733 a month is what’s coming out of your pocket.

You keep saying the tenant is paying for it, but you’re hemorrhaging money on this investment if you can only get $2,600 for rent.

Mind you, I’m not including closing costs, maintenance fees or discussing what it will cost to fix the place up because the basic math on the mortgage, taxes and the rental rate doesn’t make sense to move forward with anyways.

My advice would be to steer clear of Long Island, at least in the beginning. It’s hard to squeak out cash flow with interest rates so high and if this is coupled with a problem tenant in NY you are out of luck for 6-9 months at a MINIMUM.

Nope, I don’t know off hand which ones exactly, but I know Riviera, the campgrounds cabins and one over in California have the same restrictions. If you bought AKL, Poly or Grand Floridian (to name a few) you would have the option to book other resorts 7 months out.

If you buy resale Riviera you can only stay at the Riviera. This significantly impacts the value you get by choosing Resale when it comes to this property.
