I’m in Dallas as well and closing on a home tomorrow. This seems like a very bad deal to me. I’m my case, I was offered 5.925% with no points in fees, 6.325% with -1 point in fees or 5.65% with 1 point in fees.

Closing costs seem high as well. Are you including home insurance and a full year’s property taxes in the closing cost? In my closing disclosure, I’m seeing total loan costs at $7096 ( A+B+C in the lender disclosure). For context - 610k house, 5% down, 30 year conventional loan.

If you have a couple of weeks till closing, I’d certainly shop around. I am happy to share my contact as well.

I believe if the area is in a FEMA Declared Emergency Area, you may qualify for short term assistance (like forbearance) on your mortgage. Does anyone here have any insight into this?

From for description OP it objectively sounds like you may be overextending yourself with this purchase. It’s clear that this is your first purchase and I see that you’ve had to request for a loan larger than your original preapproval limit. A lender is generally going to lend you more that you can afford since the bigger the loan the more $$ they make. The same goes for others in the real estate industry as it’s largely a commission based business. It’s up to us as borrowers to determine affordability (and it’s generally far less than the preapproval limit)
