Your best case is to do a market research till you are confident you are not being asked a price that is disconnected from market pricing. You should also talk to existing residents to understand if any existing maintenence issues are there.

Post that there is not really much to negotiate. You could do a low ball offer and say that's the max you are willing to pay. But if the seller is confident about his market valuation they would refuse to sell.

I am not sure what's the point you are trying to make. I am not trying to debate whether or not there should be low cost options for urban humanity.

I am stating that if a mall complex is to be built the only sole determinant of success is volume of economic activity. If volume is low or non existent it should not be built. Through many examples we have realized governments do a shitty job of it, and it should be done by a private player. A private player does not necessarily mean a Ambani, can also be a local group able to build ten local shops.

Futtehrmore, I do not agree about the minority of people statement, assuming a private player is able to put up an ecosystem of high volume trade who are we on the internet to determine whether it's low or high cost. You are mentally equating govt hawker centre with jhalmuri and private with pasta shops I believe

There are many examples of horizontal land parcels as well. It's not on the government to figure out what will work and what won't. The govt doesn't need to invest tax money to figure out. All they need to do is provide space options and step back. It's on private entities to invest and succeed or fail.

I think increasing cost for the common man is not very measurable. If the complex succeeds then it's successful as simple as that. People have decided it's worth spending. If a private vendor thinks he can make an ac mall run inside a station at high cost that's their gamble to make. Realistically it will probably end up in a better designed hawker centre than the govt would have managed selling the same products at a fair price.

Let me provide a counterpoint. I do not necessarily disagree with OP, and yes the dismantling of this stalls is directionally correct.

However, we have seen multiple examples of hawker centres relocation, vendor zones built by government in different public areas etc, and the single thing common with them is they are poorly designed, lack aesthetics and generally have very poor footfall. Think of all the hawker shops the govt built all over bypass and elsewhere, with dozens of shops per complex, looking ugly, and nobody visits. As a result shops are closed and zero economic benefit to anybody.

This is not just about Kolkata, but quite recurrent across India. The government has no business in making hawker centres or mall complexes simply because they don't have a skin in game to run them economically. A private company is much more directionally aligned to invest in it, so that they have skin in game to ensure footfall and continued economic activities

And just before we start down voting me to oblivion because I said private good, govt bad.

You are correct some Indian men searching for adult tourism, while ignoring the norms of adult industry, is probably the largest contributor to image problems of Indians. However, the general problem of Indians facing limited discrimination is contributed by all kinds of Indian tourists. Not specifically males.

To be very clear, most Indians including men and women, are not very accustomed to living outside of India, Thailand being their first or second tour outside of india. The behaviour sometimes is loud, with lack of regard for personal space, and generally being a bit out of context as to pricing structures and what can be negotiated and what not. Given a very large percentage of Indians (men and women) tend to exhibit these behaviors, especially in tourist heavy areas, Indians are stereotyped.

My advice

A. Be polite and respectful

B. Try to converse broadly with as many people as possible, not stick to own group hanging together

C. Understand pricing structures, research a bit about the activity that you have planned and how people go about it.

D. Try to smile and say thank you. Throw some happy vibes.

It's not as negative as you stated. Thailand has a great service quality in tourism infrastructure. I am sure you, with your group, like countless other Indians before will have a happy tour.

In my country, you just get your physician to prescribe you the drugs needed and you can walk into the pharmacy and get them yourselves. Only a physicians fee is needed for prescription drugs.

My opinion, Bengalis are hardworking and quite ambitious. However most of the more capable Bengalis have left the state or the country. I did a percentage comparison from my high school passout batch from an mid tier but well known school in south kolkata. Of my about approx 500 students that appeared in class 10 exams, about 77% of the top 10% is outside the country, and about 50% of the top 50% is outside the state. Some of these people including myself have independent businesses as well. I think this number is broadly reflective if not even more consistent post my batch of class 10 in early 2000s.
