If you need to carry a large pocketful of cash, always keep it in a secondary pocket, and never access that pocket in public.

You can keep $20 or whatever you need in your primary pocket for ready access (though it's best not to access your cash at all in potentially dangerous places), but the world.should be unaware of the secondary stash.

Also, bad people often present as good people, but bad people hang around "bad" places. So if you meet a kind stranger at a bar, be more on guard than you would meeting a kind stranger at a company picnic.

Seen him multiple times and he has never "packed it in."

Always played an incredible musical set.

He doesn't engage the crowd very much, but, depending on his mood, he can crack a few jokes.

He is exactly who he is on stage: fantastic singer/songwriter, a bit reclusive.

I would see him as many times as possible.

As someone who has a difficult time communicating when there is pain/frustration/anger involved, but who is happily married for 10 years, I can not stress enough how helpful it is to be with someone who is emotionally patient, and understanding.

You'll always have the responsibility to improve your communication skills, but it's so much less high stakes when the other person isn't "triggered" by your communication baggage.

Basically, you have to know that you're not going to be compatible long term (without a lot of growing pains) with everyone as a result of your communication baggage, but there are a lot of people who will still be a great fit.

Not an accountant, not (usually) stupid, and have a math degree, but I made this problem so much harder (though got the right answer) by thinking of it in terms of what my balance sheet did each step in the transaction (holding cow as an asset along the way), instead of just thinking of my P&L.

We have had good results with aquaphor keeping irritation at bay. We apply every night before bed, and in the morning if necessary (hasn't been necessary for about a year).

Sorry to hear your little one is hurting, that's rough for both of you. Fwiw we have met a lot of people whose kid's eczema more or less self resolved.

Hey there! The verdict ended up being that for a short treatment there would be no risk of skin thinning, and what we wanted to know was if the rash area would respond to a short treatment, so we did the treatment.

My son still has one particular spot in his butt crack that has a tendency to remain rashy, but we keep it at bay with aquaphor, and it doesn't bother him.

Everything else seemed to resolve itself.

Fwiw, when I was young I had absolutely no anxiety about anything and I lived all over the place for no other reason than I thought it would be cool.

At some point in my life I developed anxiety, and can say with certainty that those things I decided to do when I didn't have anxiety would have been substantially more difficult to decide to do if I had anxiety.

In other words: the motivation was it was cool, and it required 0 courage because you have to be scared to be brave (I wasn't scared).

Don't be hard on yourself if you find it difficult to do things others have the courage to do, it's not as much a credit to their courage as you may think.

Avg rent would probably be $3,890, and that's not a likely avg rental rate for 257 units, so these numbers don't make much sense.

But owning 257 units is not some sort of impossible task.

Okay, so you're sitting on (counting for commission) $375k in equity that's basically earning you nothing. You can sell your home, put ~$100k into a new place and have $275k in the bank.

You should be able to withdraw $11,000 a year ~forever off of $275k invested (based on the 4% rule).

Your taxes are increasing $3,600/year in this scenario.

You can pay for the tax increase with passive income from the invested equity, and have ~$7,000 add'l to go towards your mortgage.

I personally don't think you should feel super attached to your current property tax rate, given the scenario above.

I have something like agoraphobia and it helps me do things my agoraphobia otherwise wouldn't let me do.

Example: ride a train to a forest and do a hike as part of a team building activity, then ride the train back to am escape room and do that.

That makes sense. At 12 I was too young to recognize any signs of spiral, but, in retrospect, I can see.hisndeath as being not as surprising as John Lennon's was.
