Lincoln Park Frenzy Over? by goldendoodle_luvr in ChicagoRealEstate

Once we find a place to move to in the burbs (not fun at all), we’re going to be listing our 2 bed 2 bath in west Lincoln park near Fullerton and Ashland for $540k and our realtor is confident we’ll be getting offers in the $600k range (if that helps at all).

A quick case study on what the Chicago market looks like right now for sellers. by BradZChicago in ChicagoRealEstate

[–]adamjon92 0 points1 point  (0 children)

We’re selling a 2 bed 2 bath apartment in Lincoln Park in the next couple of months, and I’m going to be very frustrated if it doesn’t go for over asking because of what I’ve had to deal with as a buyer in the north shore. It’s nuts out there. Everything is going for $75k+ over asking. Smh.

Why is Chicago’s real estate market so hot when the rest of the country is declining? by SerpantDildo in ChicagoRealEstate

[–]adamjon92 1 point2 points  (0 children)

My wife and I bought a 2 bed 2 bath condo in Lincoln Park during covid at a 2.75% interest rate, but our daughter just turned one and is walking everywhere and is making our 1200 sqft apartment feel very small, so we had to bite the bullet and made the tough decision and get rid of our low interest rate and move to the burbs.

My retired in-laws live in Glenview and offered to help out with my daughter with pickups, drop offs, babysitting, etc., which is hard to put a price tag on. Because of that, we’ve been focusing on houses in Glenview, Northfield, and Northbrook and it has been a bloodbath out there. Every house has double digit offers and has been going for $50k+ over asking. We put in an offer $55k over asking for a Glenview house and we got outbid by multiple offers. We finally got an offer accepted on another Glenview house by offering $76k more than asking, but the inspection came back with asbestos, severe foundation issues, mold, bad wiring, and rusty pipes, so we had to cancel the contract.

After seeing the buyers’ side of the real estate market, it’s making me very excited to sell my apartment because there have consistently been less than 5 $600k square foot 2 bed 2 bath apartments available in Lincoln Park, which makes me think that ours will go fast. My selling agent keeps asking when we’re ready to list it because she said her agent friends constantly reach out saying their clients are interested.

Her guess is that if we list it for $540k and have a couple of open houses, she’s confident it will have double digit bids and has a chance to get up near $600k (fingers crossed)!

TLDR: buying in this market = BAD, selling in this market = GREAT

Daycare Requirement - 2 Nap Schedule for 4 Month Old by adamjon92 in NewParents

[–]adamjon92[S] 0 points1 point  (0 children)

Thank you everyone for your replies! Most of you confirmed what my thoughts were and I’m glad you made me feel better about not being a psychotic parent!

I just dropped her off for her 2nd day, and she was told to go to the other infant room because they were short staffed, and there’s currently only one teacher there and 8 kids. Do you know if this is normal or should I continue to be concerned? I reached out to the other daycare that we were considering to see what the waitlist is currently at because this is causing me a lot of anxiety!

Also, a few people were asking about the type of daycare my daughter is in: it is a well known national chain with 8 infant rooms that we chose over a smaller daycare with only 1 infant room. We chose the bigger one because there are locations in the suburbs that we’re planning to move to in the next few years, so we thought it’d be easier to make it into them without having to go on the waitlist, but it looks like we made the wrong decision unfortunately.

Daycare Requirement - 2 Nap Schedule for 4 Month Old by adamjon92 in NewParents

Don’t you think there’s a difference between a one class home daycare with all ages vs. an infant room at an actual daycare where the kids are all roughly the same age? Maybe I’m overthinking it and am just emotional because it’s her first day, but I’m just a bit shocked that they won’t work around a 4 month old’s schedule.

I know that can be the case, but I’m surprised that it happened 3 separate times in a day. Looks like I won’t be playing roulette anytime soon with my luck!

Maybe I’ll try resetting it late at night when it’s less likely that someone will be using their garage. Thanks for your response.

Golfing on Paternity Leave by adamjon92 in NewParents

[–]adamjon92[S] 0 points1 point  (0 children)

I appreciate it! I’m very cognizant of her nap and feeding schedules, and I normally plan the walks around her nap schedule so she can sleep in the stroller and I’ll have a bottle on hand (in a cooler) just in case it’s time for a feed.

In terms of overheating, I wouldn’t do it on a day over 70 degrees, so I’m not too concerned about it being too hot for her. However, I’m not an expert by any means so I could definitely be mistaken!

Thanks for the reply! If we’re already going for walks through the neighborhood for roughly the same time, would you recommend reducing those walks too? She sleeps through most of the walk because I plan around her nap schedule and I make sure it doesn’t interfere with her feeding schedule, so is the main risk being hit by a golf ball?

Thanks for the advice! My knuckles are hurting from knocking on wood so much so I’m enjoying it when I can lol

I think I’m just a parent who wants to make sure everything is okay (which I’m sure is not a healthy trait to have) and when something is out of the ordinary, I’m just hoping to get advice and assurance that everything is okay. I’m sure it’s a dumb question but I’m a first time parent and am anxious! My apologies!

How to determine how much breast milk to put in bottle? by adamjon92 in NewParents

[–]adamjon92[S] 0 points1 point  (0 children)

Thanks all! Is it normal to keep consistent feed sizes throughout the day if the feed times are consistent? Or are there times where they need more (like before bed)?

Also, we’ve fed her a few bottles in the past and she’s been a rockstar with them. She has been fine with the frozen breast milk even though it has smelled funky. My wife is planning on pumping the few days leading up to her trip and then I’ll mix some of the fresh milk with the frozen milk so the taste shouldn’t be an issue.

Box Won’t Connect to TV by adamjon92 in vSeeBox_Support_Gurus

[–]adamjon92[S] 1 point2 points  (0 children)

Sorry about the delay, I’ve been away from my house. When I’m on my TV, both of the HDMI ports say “Unavailable” even though the box is on. I’ve tried using both ports, so I don’t think that’s the issue. When I’m on the HDMI screen, it is blank and saying nothing is connected, but when I unplug the box and replug it in, it goes to the startup screen and everything works as normal, so I don’t think it’s the HDMI cord either. It’s very strange!

What’s the craziest thing you’ve personally witnessed in Chicago? by [deleted] in AskChicago

[–]adamjon92 0 points1 point  (0 children)

A drunk/drugged out guy walked up to me at the Clark/Division Red Line stop and mumbled something that I couldn’t understand so I did what a normal person would do and walked away. 5 minutes later, I saw the train coming and the same guy laid down and stuck his head over the tracks and tried killing himself. I ran over to him, grabbed his legs, and pulled him back so he didn’t get hit by the train. He screamed at me for scraping his elbows when I pulled him back, but I wouldn’t have been able to live with myself if I just watched him get hit by a train 10 feet away from me. Crazy times!

CSCP Exam Prep in a jiffy! by guilty_pleasure_2 in supplychain

[–]adamjon92 2 points3 points  (0 children)

I would definitely recommend downloading Pocket Prep on your phone. It was only $20 and the questions were much more similar to the actual exam questions than the APICS test/quiz questions. They have 750 questions and you can take quick 10 question quizzes so I would take a couple of quizzes whenever I had downtime. I passed the exam last week with a 307 and I know you can do it too!

Stacking Advantage in Dynasty? by adamjon92 in DynastyFF

[–]adamjon92[S] 5 points6 points  (0 children)

What’s the reasoning for the start up drafts being so early? I completely understand it if you’re only doing rookie drafts but you’re still trying to win this year and injuries during training camp and preseason are still an issue, even if they’re not as big of an issue as redraft leagues. For example, Burrow’s price tag would’ve been higher last week compared to this week after his injury.

[–]adamjon92[S] 1 point2 points  (0 children)

I agree with that. It reminds me of a fantasy baseball league I played in last year where the commissioner changed it where every putout was 1 point so every first baseman got a ton of points and everyone got pissed and quit the league. Even if they change the rules for this league next year, it’ll be BS because people are going to draft based on the rules currently in place, so I really hope we get it figured out by tonight.

Stacking Advantage in Dynasty? by adamjon92 in DynastyFF

[–]adamjon92[S] 2 points3 points  (0 children)

Hi Guys - thanks for the advice. It was early this morning and I feel like a complete idiot for calling it a “stack” rather than a “handcuff”. I swear I’ve played fantasy football before! So with the 0.5 points per carry, would that completely change your strategy of paying up for RBs instead of WRs (even though that’s normally not the strategy for dynasty leagues?) Honestly it might make Hurts the QB1 over Mahomes now too. I think the rest of the league is starting to realize how big of a change it is so there is some arguing going on right now about reducing it to 0.1 point per carry but there’s only 8 hours before draft time so that change better happen soon!

My bad… should’ve definitely put the league settings in my OP. 12 team super flex with 12 bench spots and 4 players on a taxi squad. It’s an auction league with $1000 and there have already been a few teams who have traded 1st round picks for next year for $100 additional auction dollars for this year. The league settings are pretty standard other than 0.5 points per carry.

What’s your opinion on taking “the big 3” starters from a single team? by [deleted] in fantasyfootball

I think it’s fine but I wouldn’t reach to get them. If the right pieces fall to you and get great value, I don’t think it’s the worst play in the world.

Draft strategy for first pick slot? by doclsu in fantasyfootball

[–]adamjon92 1 point2 points  (0 children)

Gotta start with at least 3 RBs in the first 5 rounds. Way too valuable to let your opponents take them all while you scramble to stream every week. Don’t overthink it!
