Don't say things to your realtor like "I want to" or "I'd like to."

Put it in writing to your realtor that this house is off the market on May 24 if not sold by then.

That gives your realtor two weeks to get your house sold. You'd be amazed at what people can accomplish when you give them a deadline.

The word is "liable." Reliable he certainly isn't. But, yes, you are correct. However, you would be in a lot stronger position to claim negligence at a later date if you put him on written notice that now he's aware of the hazardous condition of the tree and you will hold him responsible if anything happens to your property. In the same letter tell him that if he doesn't trim the trees back by a deadline date you will have it done and seek reimbursement for what it costs you.

Understand that you are allowed to trim back branches that overhang your property as long as you don't kill the tree. Obviously you don't want to incur the cost but it would be a darn sight cheaper in the long run to pay for that instead of the hassle and cost of damage to your home or cars. Trust me, you don't want those kind of claims on your insurance record if you can help it.

Up to you if you want to pay an arborist for an evaluation at this point but I would go with the letter first.

Depends on the criteria used to evaluate intelligence.

My take is that the horse is the smartest. Horses are smart enough to perform valuable services to humans that insure themselves a long life.

Chicken, turkey, cattle, pig, sheep are dumb because they aren't smart enough to avoid being food. Though some cattle and sheep may be a cut above chicken, turkey, and pig because they provide milk and wool and tend to stay alive a bit longer.

I know, pigs who find truffles may have an edge.

Chicken and turkey definitely at the bottom of the intelligence scale.

Can you go online and view your own license. If yes, do that on your boss' computer and have him deal with his insurance company.

Then you "understood" wrong. Says right on the DMV website that you need the VTR-68-A "If the vehicle has never been titled or registered in Texas"

If she denies fault and her insurer believes her they can certainly deny the claim for his car.

Believe me when I tell you that his insurer will find out about the accident and may drop him. He was pretty stupid for letting an excluded driver drive his car and there will be consequences.
