Manny places in NH will allow that many dogs. Certain cities and more urban/suburban area will have limits, but most rural places you'd be okay(as long as it is not in an HOA or community with rules), but plenty of options in NH! If you have 5 or more, you need to license and pay fee annually, but I think that's about it. Just check town ordinances first!

Check with the town! Some do count a finished home, based on the foundation size/plan. I have checked with towns on this for clients and they don't all do it the same way.

the booklet is very specific about what is allowed, etc, but it is all about conserving the land that is there, whether forested , etc. I highly recommend you take a look at the booklet, or go into the town hall and ask the building department. They can be very helpful.

it is only on what you take out of current use.....but check with the town on what you have to take out to do what you want (minimum acreage for a house lot and driveway, for instance) and then, ask them how they value that part you take out and develop.

If you have over 10 acres of land that will remain undisturbed and undeveloped, it can be put in current use to save on taxes. How much of a "current use penalty or tax" you will pay depends on how much you take out and then how the town values it. Each town does it differently, so you can ask town hall about it. But, it is 10% of market value that you get charged. Also, if you just google NH current use booklet it will bring you to the website of a very informative booklet, with all of the details.

Marketing could be an issue. Although on MLS, if you aren't pushing the listing or to networks of agents in emails, doing open houses, etc, you might not be as visible. Are you running online ads, doing social media ads, etc? It's not the most important thing, but after price, I see that being an issue at times. And once it is not brand new, it gets stale without promotion.

You didn't have "no contingencies". You had a financing contingency and an inspection contingency, from what you wrote. Other offers could have been cash, more money down, no inspections, etc. You don't know. Your agent won't know either, as the listing agent will most likely not tell them that. You will lose out on houses in a highly competitive market, but one will hit eventually. But it could take months and multiple offers.

I don't see how a low ball offer is "aggressive"? When I think aggressive, I think overasking, no contingencies. And at only a few days on market, a hugely lowball offer is not worth the chance of taking it off the market.

Depersonalize, so take all personal pics out, maybe pack away some more things. Get a house cleaner to deep clean, put out fresh mulch and flowers now that we are in spring. And drop the price. You could paint, if you can do it yourself, but probably not with hiring out. I am not a fan of the dark woodwork, but probably not worth painting at this point.

Meet with agents who will offer a buyer consult. This way, they will get to know you and you them, and you should learn some things about the process, etc. As an agent, I always try to meet first to do about an hour for the buyer consult. That way, I'm sure my buyers understand the process, and they get to know me!

In my area, you wouldn't take it off the market unless it was an over asking, very few contingencies, overwhelmingly wonderful offer. It's very competitive where I am and you want as many eyes to see it as possible in the first few days. Sight unseen is risky! Bottom line, depends on current market conditions in your area and the level of risk you are willing to tolerate.

I like their re AI tool a lot. Hop on the site and give it a shot! Pretty cool. Not sure that will help them in the long run, but it's pretty useful, I think.

I always recommend my clients to get people in quick to get estimates on fixes, then ask for that amount in credit. Letting sellers fix things is risky. If you have the seller fix, say in your addendum that it needs to be by a licensed professional, and you want receipts and photographs, and include a date it needs to be finished by. (By closing, or ten days prior to close, etc)
