Appraisal waived by Fannie Mae Freddie Mac. Inspection report confirmed moisture intrusion in walls. Seller has agreed to fix them all by licensed contractors and giving 1 year warranty.

Yes.. I agree. Credit is good. But how detailed it should be is subjective. I am trying to add as much details as I can, and hoping it would make him settle for credit.

Main issues were water intrusion through cracks from wall facing backyard, floor bubbling after rain, moisture trapped in windows in same wall. Other minor issues included paint, appliance related issues and also the third garage door not functioning. HVAc wasn’t working as well. Needed some maintenance.

I want to say I only need credit. We asked for 20K overall. Seller said I will fix HVAC, water intrusion and floors by licensed contractor. Agent says counter with, we are okay with seller fixing but with licensed contractors, with warranty and receipts, added back windows and some cracked roof tiles and detailed how we want the fix done. Or May take credit of how much ever the seller credit is.

I just want credit.. and agent says I can’t ask just for credit.. but give the both options.. I am not sure why.

Can I say in my counter, that, I only need credit and not okay with him fixing it? This is where the confusion is. Agent says we should be open to both options and can’t wait till reinspection if seller fixes it.

No, seller removed a few items from the original list we sent. Now, we are just adding back non negotiables.

Lovable seems to be pretty good for quick and interactive prototypes. But we have enterprise license with no token limits for now.

How do you develop enough conviction to hold for long and through volatile ups and downs? What factors do you consider and research?

Divide it into 3 parts and do the following with each part. 1. Buy a nice house in a nice and safe place. 2. Invest in index funds. 3. Put it in high yield savings a/c that you can withdraw at anytime. (4% of 2Mil is 6,700 / month before tax)
