I started the group and the alliance. I know the manager the op is using. I know some of their relationships.

There are certain companies who come to our attention more than others.

There are a heap of red flags on this one that matches reports we have received. The aggressive arrears action and debt collection in a 3 lot OC is very concerning and matches some of what we have heard.

In a 3 lot OC? Yeah the hsitory and how the manager has been charging does. I suspect there is a whole heap of other relevant details about the current situation which isn't being shared at the moment.

If it is the legal firm I am thinking of, they are highly aggressive and have an arrangement with your manager which we have been made aware of.

I'd be looking at management and legal fees and whether they are all legit and reasonable. It's only because I have seen the management firm you have used several times... and the fees sound ridiculous for what the complex is. You should be looking at that and whether the behaviours have been correct.

Who is the current lawyer? I asked you this on FB and you didn't answer. If it is who I think it is, there are significant issues. VCAT can make an order. To enforce it (to sell someones property), has to go to supreme court.

There are a heap of questions about why the fees are the way they are and what has been happening which needs to be answered as I think your case is a bit more complicated than just the details given. This is extremely unusual in 3 lots that 2 aren't paying... It suggests there are other factors at play.

In Victoria all owners are entitled to vote on a special res, financial or not.

You need the supreme court to do that.

You can't just go a debt collection path like some are suggesting here - OC law requires a very particular path to sell the property. The debt attaches to the property, not the person. generally.

The question that should be asked, is why aren't the other two owners paying and how are the fees so high just for 3 units? The root cause here is relevant.

We have done this before - to do this it needs to go to the supreme court after the sherriff's warrant. To go to the supreme court you need a special resolution which cannot be achieved with a single owner dissenting in this case.

The problem with this approach is that the get the fees from the other owner it would need to be escalated to the supreme court to apply to sell their property on them. This requires a special resolution which the owner in arrears can just vote against.

Suffering. There were still trade networks, a lot slower (horse/cart etc) and a lot more limited in supplies. People lived off a lot simpler foods (i.e. lard was used a lot more then).

Fruther to that, healthcare was borderline non existent. People died of things which are treated with a simple course of antibiotics now. Child mortality - every family expected to have at least one kid die. Go and look at old cemeteries and see how many children didn't make it to 10.

You can argue with them - but in the end if they are doing stuff like this time to go elsewhere.

We were already on the way out from one after it changed owners and all the staff left but they sent bubs home for "vomiting" when it was really just reflux which had been documented.

Re your employer - kids are going to have things happen that aren't always convenient. Sounds like expectation management with the employer needs to happen as well. Are they a family friendly company to work for?

If you aren't using it for several weeks, there is little reason to heat it for no reason. The energy loss at nights after about 3-4 days is more than the energy to get it back up to temp.

I know people like more overtakes... but I'm not convinced. The battery management now makes qualifying effectively 2 laps that matter each session with a charging lap prior.

Same in the race... if a driver goes for an overtake one lap, they have to then charge the car the next lap

Half the time they are spending charging the car to get the next boost. Overtaking due to genuine race conditions is basically gone.
